Ask youself why would it be the Realtor? They get paid when you find the home you will buy. So no probably not the Realtor. Market? No, there are homes in every market and most that are for sale can be purchased.You? Probably! Either you are looking at homes you can't afford and you are frustrated or you are only looking at a certain price range and you are not happy with your choices. Ether way it is usually about $$. No. In order to use the MLS you will have to list with a Realtor.

Could be one of many mathematical reasons. I wouldn't take it personally. Zillow provides a great service for estimate home values but that doesn't mean it is exact. Take a look at the http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm Page. You could have been 2 feet closer to the lowest sale in the neighborhood. Get with your local Realtor or Appraiser for Market value based on your particular home.
