The truth is that the best way is to see or find out how many closings this agent has on record. The CDPE designation is worthless.. Its a class ( we took it ) of a couple of hours that is not worth it. the best way to know about foreclosure is experience. We do not work in your city, but we can give an opinion on the matter. We started doing short sales and foreclosure in 2007 and we have closed more than 200 short sales ( foreclosure status properties ). Find a real estate agent who can prove at least 100 short sale closings, that simple!...

Listing agent "holding" property for his client

Answer
The question is how do you know for sure that is happening? the lien holder will accept an offer for their price. If the listing agent will submit an offer at the price the lien holder will take, that will be it, if not, the lien holder will counter anyway. If the current buyer doesnt want to pay the lien holder can foreclose on the property and there will be no more listing. There is no way for you to go around that since there is a contract between the listing agent and the homeowner. As long as the homeowner is on title and is working with the listing agent, the concept of fairness doesnt work...

If a home is in pre-forclosure, how long will it take it for someone to be able to purchase it?

Depends, if you start a short sale with an agent, the house will be on the market right away, an offer has to come, be submitted to the lien holder's for review. That is at least 60 days, then 90 days for review once the offer submitted is reviewed the lien holder will respond if approved, counter or declined. If is a good offer it might be approved, from that point you will have 60 days to close. The foreclosure starts when the lien holder stop making payments and ends at the public auction or if a short sale is approved will end up at closing. pre foreclusre sale is the lapse time between 30 days mortgage payment past due and the auction or closing.

A realtor will help you buy the house, contracts are pre written in Colorado so an attorney will charge you at least $300 an hour, and the listing agent will keep 100 % of the commission. You can use an attorney to help you buy the home, but it will add expenses that you will need to cover on top of the price of the home. The attorney will send you a bill that will have to be paid on top of the closing costs and all other buyer's expense.

I discovered on my home's zillow page that a local realtor listed our home without our consent

Before doing anything, find out what is going on with another realtor who knows about this to see what is going on. Is not easy for a realtor to list a home without your consent, since zillow gets the info from some sources and in order for a realtor to imput a listing they must have a valid contract.Find out what is going on and then proceed the way the other agents answering this question told you to do.

What is the best way to find a good agent in Highlands Ranch, CO?

Really is not an easy question, every agent will state that he or she is the best, of course, that is rule # 1 to get clients, sell and make a living. All agents have pretty faces, but how do we know if an agent is really good and, responsible and the most important part, is a closer!. ( Close on a deal). Check for agents who hold at least 10 listings at a time. That is the best way to prove they are really in business.

You will need to find a good agent with experience in short sales and many transactions closed. A good and eficient listing agent will have to show at least 10 active listings minimum at all times. Everyone can say that is an expert, but expertise is having done many transactions.

That is stated on the contract to purchase when you signed the contract you accepted certain conditions. Most of the time the buyer will pay but it has to show up in your contract.

Zillow is helping the real estate market. Since all listings show up for buyers to find all houses for sale agents who are not zillow agents will show up as well as listing agents but with very limited information.

Do banks make repairs on their forclosed homes if a buyer asks?

Answer
We had around 300 short sales and we never saw a bank making a reduction of the payoff to repair a home. They usually state that they are selling the property at a price that is taking into consideration the actual condition of the property. We have seen banks asking the REO agent to do minor fixings at a property like changing carpets and painting walls. After all, there is no rule, if you submit an offer to a bank owned property that is accepted, you can always request the listing agent  to do some repairs but  is uncertain.
