WOW....All these different agencies and I am the only one from Prudential !?!I am a Prudential agent (4 years). How long did it take everyone to sell their first house?

Officially licensed in November 2003, closed first sale in February 2004 (buyer agent). At the beginning I took aLL the floor time I could get, and these buyers were a call in. Of course this was when the market was good. I even made agent of the month in August 2005 (tough competition in in my office of 32 with all the "seasoned" agents with mucho contacts), and made my companies Bronze level awards in 2005 as well. Came close in 2006 on both counts, but market had slowed dramatically by then. Got into the business at just the right time to make lots of contacts/sales/listings in '04 thu '06, so now that market is slooooow, I am at least getting referrals from past clients. I still have to sell myself and my abilities. I carry my cards everywhere and talk to everyone (on line in the market, to people next to me in the hair salon, etc.) and always manage to get real estate into the conversation. That's when tell them I sell real estate and give them my card. People always want to ask a real estate "professional" questions about their impression of how the maket is now and will be in the future. (it affects their home price doesn't it?) Then I try to get an email address and general area they live in. I ask if they'd like an email with recent statistics for their area, (everyone wants FREE stuff), then send them a nice "thank you, pleasure to have met you" email with the statistics. Then I follow up once a month with a "hi, how are you" email, or something geared to the month (ie: holiday, elections day, clock changing etc) It's easy, you can mass email a generic note to all the potentials. Try it, keeping in touch will pay off in the long term. (oh and MAKE SURE you ask if they have a spam filter...if they do, tell them what will be in the subject line so they don't delete the email and think you didn't folllow through !!)
