Okay, nobody says you have to install granite to sell your house ...and NEVER paint your walls white to sell (stick with neutral warm tones). Someone used the analogy of a car dealer not putting in leather seats for free, well picture 2 cars side by side, exact in every way including price except for? leather seats or DVD?get the idea? When your home is on the market it becomes a product with competition (in most markets right now A LOT of competition). Get a Good agent and then LISTEN.Here is my advice. Your house needs to be? the best price?easy to show?the best condition?and offer a fair wage to the buyers agent to sell your house?consider having it staged (a form of decorating to accentuate the positive, downplay the less desired and depersonalize thereby appealing to a broader range of buyers?that is what you are looking for right, a buyer?
As to paying 500k now for a house that will be 400k a year later... there were not many complaints when those numbers were reversed. In the 80's many people were walking away from their homes not because they couldn't pay simply because they were not worth as much as they paid (interest rates were more than 17% and people still bought) How many of those people do you think wished they had those properties in 2004 or even earlier. Buy a house you CAN afford with a loan that has been well researched to fit your needs.
I have walked many houses with many buyers and you would all be surprised at exactly the types of reasons buyers will not like a house and it doesn't have much to do w/ what HGTV tells them to like or not like.
You should use a real estate agent (not just because I am one) interview a few. That could be a decent rate depending on your FICO. In case you are not aware a buyer typically does not pay for a real estate agent and if those sellers don't want to deal with an agent. hire an attorney (a real estate attorney) to review every thing with you.
Interesting that is alot like CA real taxes. Bought a triplex in SC last year and their taxes were 4.5% of a milage rate (didn't know what that meant at the time)
Pedro, we are absolutely NOT allowed to list another agents house anywhere for sale and especially if it is represented as your listing (when in fact it is not) You can get written permission from the agent and even then it needs to part of the brokerage policy to allow it. The only exception is IDX and even then rules apply
