As a financial engineer I expect and require a certain level of diligence and professionalism. Julio surpassed those expectations through process efficiency, pricing comparable properties, negotiation, and setting realistic expectations. I personally closed in 45 days at a price well below list.
Put another way, he is a real estate savant. As long as I am purchasing or selling in DC proper, Julio is my go to guy.

Julio is awesome. From the time we signed the listing papers until accepted contract was in hand was 5 days! In less then a month we had check in hand. Julio is an honorable man. We worked with Julio and Rod when we returned from Singapore to sell our apartment in DC. They were VERY honest and pragmatic in their expectation setting. They guided us through some difficult financial waters. They would not take the deal if they didn't think they could execute, and execute they did.... We listed our co-op on Saturday, and got offers on Monday.
It must be mentioned that we had worked with Long and Foster prior to this, and their agent could not sell our place for 8 months.
Julio is, for lack of a more superlative term... fantastic!

I have worked with Rod through two transactions to this point, and am currently working on completing our 3rd transaction, and have found him to be honest and hard-working over the entirety of our relationship. Rod, Julio and their team always find ways to make themselves available, bring significant expert knowledge to the table, and perhaps most importantly, are always genuinely concerned with what the best end result is for me.

As a first-time homebuyer, I relied heavily on Julio to help me through the process. I was also living in a different state while doing my home search, so the time I could spend going to open houses or looking at properties was very limited. Julio was accommodating and responsive, responding quickly to any questions or concerns I had and checking to make sure everything was going smoothly for me. He took care of a lot of "on the ground" stuff, especially negotiations with the seller, that I would not have known how to do or even thought to do myself. I am now in my new condo near Dupont Circle and am very happy here. I would highly recommend Julio.

He showed great knowledge of the real estate market in DC, has a ton of experience, knows the processes and pros and cons of various options inside and out, and is very responsive and gives you all his time whenever you need it. He's an agent you're not always hunting down, but one who is there for you.
He showed great skill in negotiation, and helped close what may have turned out to be a difficult deal.
As I was a first-time home buyer, he also educated me on a lot of things and was very patient with me, not only with my lack of knowledge but also sometimes my own time lag in getting back to him.
Here is where I will describe what stands out about him. You'll find a lot of agents who know their stuff and are go-getters, so that is a common trait. What is less common is the attitude that Julio has.
I was a first time home buyer and someone who's schedule is a bit unpredictable due to work. He was not only patient in being persistent with me and educating me on the process, he never pushed or pressured me into any decisions that I wasn't comfortable with. He would describe the pros and cons, give his recommendation, and then step back and let me make up my own mind.
Furthermore, what is the most important part, that I saved for the last, is the trust element. There were a lot of details that I didn't have the time to look into and wasn't familiar with as a first time home buyer, and I was able to trust him to make the right decisions for me, and was able to count on his advice as to what is important for me to spend time reading and what is not.
He found me someone for my financing who was just as good, and we worked as a very good team.
Julio has my unqualified recommendation.
