Real Estate Broker, Residential Broker (14 years experience)
Bought a Single Family home in 2014 in Finn Hill, Kirkland, WA.
You can't go wrong with Ryan!
Reaching out to him was the single best decision I made as I was buying a condo this winter. I had very limited time in Seattle: as I work overseas as an expat, I had to find a condo and close on it in less than two weeks.
Ryan was absolutely awesome: he found multiple places that fit the budget, and went with me to see the condos, as I did nto have a car.
We found a condo that was a perfect fit, and Ryan really helped with making sure we actually closed before the deadline.
Ryan is very responsive, and knows the neighborhoods extremely well.
I used Ryan Raffetto as a property manager for my Belltown condo and as my realtor to sell my house in Broadview. As an owner, I had trouble getting a legit renter on 2 occasions. When I brought in Ryan, he immediately secured excellent renters who ended up being completely hassle free. When it came time to sell my property, Ryan had a bidding war going on and negotiated a well-above asking price sale of my home. I give my highest endorsement for Ryan.
Bought a Single Family home in 2013 for approximately $950K in Magnolia, Seattle, WA.
We've moved a lot and as a result have purchased a fair number of houses - and have had an equal number of experiences with real estate agents. Ryan Raffetto was the best of them all and without any reserve, I give Ryan my highest rating.
When my wife and I started looking for houses in the Seattle area we were under-prepared for the complexities of the mortgage market post-bubble; nor were we educated in the buyer's situations in Seattle. It took us a long time to find a place that met our needs for size (5+ bedrooms), location (within the city of Seattle), school considerations (4 kids all Pre-K), lot size (wanted space for our kids to play), and community (neighbors who know their neighbors) - all within our budget. Ryan was insanely knowledgeable on everything from good neighborhoods to city zoning to mortgage lenders - and especially knowledgeable about community.
We were difficult customers (thought not intentionally), taking an average-busting 14 months to finally make a purchase - and Ryan was there every time we called him, was patient when we looked at places that were "Close but not perfect", and encouraged us to keep looking when we were over-bid or beat to purchase. Ryan was also willing to talk to the seller agents about everything we asked, from requests for architectural drawings, to lender financing options, and more. When we looked at fixer-uppers he called in contractors and engineers to walk the place with us - and we looked a quite a few fixer-uppers. When it came time for inspections he referred us to his network of associates whom he's worked with for years - and they were able to help us find issues that are not part of normal inspections and would have caused heartache later had we not found them (like a root ball in the sewer line that was undisclosed).
Hands down, Ryan was the best of the best. Where other agents would have gotten frustrated at our neediness - he doubled down and exceeded expectations. Where people out for a quick buck would have stopped answering our calls after such a long drawn out purchasing process - he remained positive, enthusiastic, energetic, and most importantly - involved.
Ryan is everything you'd want in a polished professional; he's friendly, courteous, punctual, well spoken, well dressed, and well mannered. Where some professionals think buying, selling, and negotiating is an art of aggression - Ryan got the same (and better) results by being friendly and by being the smartest person in the room - not through bullying. He answers his phone personally, or returns your messages promptly. His knowledge of the Seattle area is only exceeded of his knowledge of the real estate market and the processes involved with buying and selling. His network is AMAZING and within a call or two he's usually got the right person needed for the right job - should you have the need.
If you're looking for an agent - Point3 is your place and Ryan is your man.
As a first time buyer, Ryan was there from the beginning to explain the process and help me look at a number of homes. He was always available when I had the time to go see a new place and even revisit some places several times. Ryan always had suggestions on new properties that had just been listed that matched my criteria. After searching for a few months and putting in a number of offers, I finally found the place for the price I wanted. Ryan helped explain and make the process of closing smooth and efficient. I'm now a first time home owner!
I highly recommend Ryan Raffetto for anyone looking for a realtor in Seattle. He recently sold my condo in the Cristalla building after being listed for less than four days! You can't ask for more than that. He was also wonderful in helping me rent the unit for several years before I decided to sell. It never took more than a few weeks to fill the unit. He knows the Belltown market and the Cristalla building better than just about anyone. He was great to work with and always answered any questions or concerns I had. I highly recommend Ryan as a realtor for anyone looking to buy or sell in the Seattle area.
I will be always grateful to have had Ryan during my time in Seattle. I moved to Seattle for a three year stint and when I arrived my company had contracted with pointe3 to help me and my partner find a rental. We had some fairly exacting standards and Ryan wasted little time in finding us the ideal spot: A beautiful contemporary condo for rent in Capitol Hill.
Before long we had made up our mind to invest in property in Seattle and we immediately thought of Ryan. His kindness, candor, and professionalism helped settle my nerves through a search that ended up being thankfully brief. He helped us secure an excellent price on a beautiful townhouse in a growing market. We lived happily there for nearly two years when external circumstances led to our decision to move out of state. Again, we looked to Ryan to help us sell.
Ryan leveraged his extensive experience to make the process fast and seamless. The house ended up selling for significantly more than the asking price and we enjoyed a healthy profit. Ryan was responsive, anticipated my questions, and made my feel at ease throughout the process.
Ryan quickly and expertly sold my house even though I live two states away. He took care of every last detail as it arose, making the entire process frictionless and stress-free.
He was able to leverage his network of repair and service professionals to immediately address any small issues that needed attending to (changing locks, cleaning, window repair, painting, etc)
I highly recommend Ryan, and will use him again myself!
