Sold a Single Family home in 2014 for approximately $525K in Poway, CA.
A smart knowledgeable worker and a loyal friend; describe her the best. Thanks Karen for helping us find our dream home; which we aspired and thought of someday and today is the reality. Thanks again for making it possible for us! Also your patience and dedication is beyond the mention. In a foreign country where everyone seems different culturally and it is difficult to trust someone and describe ones needs and wants for investing in a home (both monetary and emotional) which is a big-big thing in ones life; and there came "YOU" and everything was smooth. I and my husband strongly recommend her if you want your real estate agent should value your hard earned money and position the things you want them to be; all you need to do is just call her; and continue with your respective job! She will take care of everything personally. Locating the best place, area for you and your family to painting the walls you want to live with, to garden the area for your early teas or evening get-together, to selecting the furniture and the list goes on and on... you are amazing. A complete package! We are so glad on our decision for having you as our real estate agent.
She ignored my timing , as I am from out of town. I gave 2 wks notice to view properties then couldn't contact, no response. She called after I returned home from trip to view properties with a shallow apology
Response from Karen on 06/17/2014
I am very sorry that I was not available to help you. I had a medical emergency and was not available as a result. I am sorry that my apology was not enough. I don't ignore my client's timing. I revolve around my client's schedules. Again, I am very sorry that you feel so let down. Please accept my apology?

Sold a Single Family home in 2013 for approximately $1.15M in Black Mountain Ranch, San Diego, CA.
We are so happy we decided to work with Karen for selling our home. She is extremely intelligent, driven and eager to get the job done at all costs. She sold our home on her first open house and she kept us informed every step of the way. She is extremely honest, loyal and persistent which we loved so much about her. We will definitely be referring her to all of our friends and relatives because she allows you to relax during the whole process and literally takes care of everything from beginning to end. Her and her husband are extremely knowledgeable about marketing and have mastered the skills to attract the right buyers. We will definitely be working with them in the future.
We connected, but it did not work out. Looking in Poway, CA
Initially showed me properties, but then when we decided to rent she fell off the map. Had to find another realtor to help us find a rental home. From the beginning she was hard to get on the phone and didn't respond to emails in a timely fashion.
Response from Karen on 03/07/2013
I'm sorry I wasn't helpful in finding rentals. We do not handle rentals as we do not have the contacts and resources unless they are in Rancho Santa Fe. I followed up with my assistant and she did in fact send some that she found to you. I am sorry we were not able to be of more help.
Did not respond to my inquiry in Rancho Penasquitos, San Diego, CA 92129.
She never called or contacted us.
Response from Karen on 03/07/2013
This is sadly true! But, not anymore. We were so overwhelmed with people contacting us for help, and were desperately trying to hire support staff. I am very sorry this gentleman experienced this. We have fixed the problem!
My wife and I moved from Carlsbad to PQ. Karen was the most amazing realtor we've ever had! She helped us sell our old place and buy the new one and managed to juggle everything through a very complex process. We cannot believe the effort and lengths she went through to help us at every step of the way! We have never seen anyone work so hard to help us sell and buy. I cannot recommend Karen highly enough and you would be well served to enlist her services! Her market knowledge is incredible and she brings extensive knowledge of both construction and design to the table, so you know you are in good hands for anything that comes up.
We connected, but it did not work out. Looking in Rancho Santa Fe, CA 92067
Karen was completely useless. She was going to line up some homes for us to lease, but she lied to us once, and then wouldn't return calls. She never showed us anything.
We telephoned Karen from a Zillow listing to lease a home in Rancho Santa Fe and had a pleasant conversation and made an appointment to see her and the home when we arrived in RSF from Vancouver 3 weeks later. When we arrived we phoned her again and she said the particular unit was already leased, which is fair enough, but she said she had a better one. That was was excellent, but after that she never returned our calls, and after 3 or 4 follow up calls we dropped her and went with another very capable agent.
Response from Karen on 03/07/2013
I am truly sorry that you had this experience. Unfortunately, I had set time aside for our appointment to show you the home and didn't hear from you. It wasn't until 3 days later that I heard from you. I assumed you were working with multiple agents and focused on my current clients. I apologize.
I have held a CA Real Estate Broker License for over 37 years, with licensed sales associates working under my supervision. In a recent Real Estate transaction, which I considered complicated, Karen Van Ness represented property of the Seller, while I represented the Buyer. It was not an easy escrow for the Seller's. They were undergoing extreme emotional and physical hardship, which, within the year following, resulted in the death of the spouse. In my opinion, Karen, provided professional service for the Seller that few agents were capable of. Karen was always available to be of assistance to the Seller, and to provide "indepth" answers relating to the property she represented. I value and appreciate the integrity, character, and professionalism of Karen Van Ness.
Bought a Condo home in 2011 for approximately $375K in Encinitas, CA.
I recommend Karen highly. She knows this business inside and out and does the job of realtor with finesse. Karen and I began working together in July of this year (2011) and on 10/5/11 I closed on a townhome that far surpasses my wildest dreams of what I would be able to purchase as my "post divorce" home. Aside from her technical knowledge of the business and her superb negotiating skills,
I was especially impressed with Karen's ability to make one of life's most stressful events - purchasing a home - as minimally stressful as possible. Karen is a realist, an advocate, a strategist and an optimist who perseveres relentlessly on behalf of her clients. Trust me you want her on your team.
