What does 0.75 of a bath mean?

There are 4 fixtures used to count up the bath, each have an assigned value of 1/4.1. Commode =  1/42. Sink  =  1/43. Tub nozzle    =  1/44. Shower head =  1/4If the bath has one of these it is 1/4 bath.2 of these is a 1/23 of these is a 3/4all 4 is a  full bath.Your 3/4 bath probably has a commode, sink, and either a shower or tub.

1. You can have anything in your air space removed, immediately.2. You can hire an arborist to come in and inspect it for decay, bugs, rot, disease, and if they find it and condemn it, you then take the letter to the person whose land the tree is on and it is their obligation to remove it or be completely liable for the damage when it falls.Once you have this letter, the owner is usually very receptive to sharing cost because legally, the whole thing is on them at this point.I was in the tree bisiness for many years before becoming a Realtor. If you want me to come take a look, just e-mail or call, assuming you are in Washington.

Whenever you read a posting from someone hiding behind a fake name and a fake picture, consider the source. That is me and my dog and my hog and If any name calling coward wants to meet me face to face, I will be the first to extend a hand in friendship, once.I wish you luck with your FSBO, but I have personally talked to approximately 100 FISBO's in the last 4 months (conservative estimate) and I have yet to see one sell in this market for two main reasons.Price and Exposure. Either drop price or increase exposure. the choice is basically that simple, all extenuating circumstances considered.Do you actually believe there is not someone out there who, if properly handled, could not see the benefits of your house as compared to others?Salesmanship is a big factor , it is hard work for a professional to get top dollar in this market, but it is happening. It is because we can reach and pull in buyers around the world.You can go FISBO, or list locally and drop your price until it hurts.or utilize a smarter option:List with a global company and get global exposure. It's not rocket science to figure out. The only question remains, who can provde you with global exposure? Hint: We're selling houses."Anything less than full service in this market is disservice".

FISBO was great in a run away market, but in this market, marketing and exposure is the name of the game. You do not have the means to get your property marketed and exposed ANYWHERE NEAR what a full service, global Realty can, any more than local Realties do. You can fish in a small pond for a big fish with high hopes,or,You can fish the oceans where there is no end to the big fish.fish = packaging, marketing and exposure.Small pond = local markethigh hopes= selling your house for top dollaror = gives you a choiceOceans = global marketBig fish = unending supply of qualified buyers making solid offers.Go ahead with your FSBO, or move up to cut rate Realtor services, you will come to know what I mean when I say "Anything less than FULL SERVICE is DIS-SERVICE".

If they did, it is probably:Because it is contrary to the sellers interest in almost all cases, and compromises intended positive relationships with it's customer base.For example:You want to sell your house for $350K, Johnny buyer likes your house and plans to make a full price offer.Before making his full price offer, Johnny buyer looks on Zillow.Zillow zestimates YOUR PROPERTY to be worth $275K.Johnny buyer runs away.Are you glad Zillow displayed their Zestimate now?

Why do you want it on Zillow?Zillow's value of the home will "most likely" be a lower amount than what you are selling it for, so why shoot yourself in the foot?List with a Full Service, big company, that has offices world wide. They always sell their own listing first, if possible, and can pull in buyers from around the world.Local marketing was fine in a run away market, but these days EXPOSURE is the name of the game.If properly marketed and exposed, you will get pre-approved buyers looking at it and by the time you close, you will see how full service pays for itself.
