I agree with you both, S&CAgency is Law in Washington, so it is adhered to and taken seriously.As for financial goals, it comes in as part of pre-approval, making the investment within safe peramiters....but not moving on it until that deal comes along, which makes it all the better, maybe for less money..It is hard to make statements that cover all the contingencies, but I think we are on the same lines of thought.

On one hand, dropping the offer to $190K would rattle their cage. It could be you are the only game in town and when the only offer dwindles, it does tend to send a very strong message.On the other hand, if you really like it and you can afford it, offer what you are willing to pay, take your best shot, and let them take it or leave it. It sounds like they are in too deep and are trying to bail out without a loss, but there are so many factors that could come into play, who knows?
