The time to buy is not so much when there is a tax incentive to do so, but when your realtor, who beats the bushes every day, finds the deal you should be prepared to jump on. If it happens to be when a tax incentive is in place, all the better.Find a Realtor you click with, get pre-approved so your realtor knows what you can afford, then sit as a cobra waiting to strike as your realtor  beats the bushes.Any Realtor not out beating the bushes is not serving you. Any realtor can send you listings everyone else already knows about. Do you want to pay fair market value or do you want a hot deal?Many deals found never make it to listing. Work with a realtor you trust and get yourself positioned on the inside.OR,You can sit outside and bad mouth the NAR, while going nowhere.This is freedom of choice, and the choice is YOURS.I only speak for myself. No one pays me to speak for them.

Finding a good Real Estate Agent is like finding a good Accountant, Lawyer, Butcher, Banker, Candlestick Maker, as in any professional.An overlooked aspect consumers seem to know little of is Agency. A Real Estate Agent either represents YOU, or the other person.When the lines of negotiations are drawn, this clearly defines exactly who is standing where? Make no mistake, ignorance of Agency can cost you dearly.The question is, do you want this Agent Representing YOUR interests, or the other persons interests?Interview Agents, find one of integrity in your area, sign an Agency Agreement to lock that Agent into YOUR service, this unleashes that Agent to represent your fiduciary interests according to Agency Law.   *    * *    *    *    *    *I refer to Agency Law in Washington State. This is my opinion,.

I agree with you both, S&CAgency is Law in Washington, so it is adhered to and taken seriously.As for  financial goals, it comes in as part of pre-approval, making the  investment within safe peramiters....but not moving on it until that deal comes along, which makes it all the better, maybe for less money..It is hard to make statements that cover all the contingencies, but I think we are on the same lines of thought.

It is, needless to say, sad to see the tormented thinking of apparent victims of greed who got the short end of the stick through the rampant abuses and twisted application of the "System" to their detriment.Obviously, the Golden Rule was not that agents motivation.Unfortunately such an experience may never allow one to believe in good, hard working people of integrity who genuinly care for and work for the benefit of others, and in doing so, feed their families with clear consciences.One can sit back and complain about no one can guarantee their  investment two years from now, remaining paralized in bitterness and fear. OR,One can get back into the game like everyone else is trying to do.Let's make it work this time.Regardless of our individual opinions, WIN-WIN transactions are happening every day.  As for the future, there is only so much land and it ALWAYS comes back. If you do not believe it will again..... rent.

C, I hear you and agree, the past rampant abuses violated the trust people had in the "System" and it was horribly manipulated to the detriment of a staggering number of home buyers.It is good to hear you thought for yourself and crunched your own numbers, and used your own judgement.R.

Should I make a THIRD offer?

On one hand, dropping the offer to $190K would rattle their cage. It could be you are the only game in town and when the only offer dwindles, it does tend to send a very strong message.On the other hand, if you really like it and you can afford it, offer what you are willing to pay, take your best shot, and let them take it or leave it. It sounds like they are in too deep and are trying to bail out without a loss, but there are so many factors that could come into play, who knows? I would recommend you find a Strong Buying Agent to negotiate with them.Such Buying Agents are masterful getting to the heart of the motivatin to sell, and can most likely make this happen in a Win-Win way.If you cannot find a Strong Buyers Agent locally, call me with your info, and I will negotiate it over the phone for you.
