My name is Duane and I have helped to create a program to streamline the buying and renting process for the Real-estate industry.

As a Broker and a Builder since 1978 I have seen the frustration of buyers striving to make the best choice for the place they will call home. But change was never a good word for the Real-estate industry, including myself. My father did it that way for 46 years and everyone else 100 years before that, so it must be the way that it has to be! It wasn't, the buyer's today are more savvy with the Internet and the change had to happen.

How Rate A Home came to be:

After our son and his spouse attempted to locate the home that fit both their needs, the concept of Rate A Home was developed. Being located in another city, we watched from the sideline as they struggled and grew frustrated in the final choice. Their helpful agent toured numerous homes with them searching for their dream home. After repeat visits of homes to refresh their memories of the features, inconveniencing the agent, seller's and themselves an idea came to me. The Real-estate world as we all know it had to change.

The old school approach of home buying had to be streamlined not only to make the right decision for the home that fits everyone's needs, but to save time, gas and frustration. The concept, a "Due Diligence" rating program incorporating the current "emotional approach" where each property is rated and ranked by the individual to display the top choice of each party combined. This way a couple buying or renting together have equal say in which property to buy or rent.

Rate A Home was launched in 2005 as the ultimate tool to help buyers and renter choose the right property they will call home.

Rate A Home developed the following programs to streamline buyers and renters choices worldwide. Buyer's whom have utilized our program (either through their own subscription or an agent provided service, costing only $.28 cents a day) boast about how their buying experience had gone so much more smoother. Buyers and Renters Rating Program. The program provides rating sheets allowing the buyer to rate as many, or as few features in a home, condo or rental as they choose. Typically 5-10 features are rated by the buyer or renter on the road trip to the next showing. The program displays the "emotional" approach when an individuals ratings are viewed. Then when the subscriber chooses to view a "couples" rating, the program combines and calculates both individual ratings, and ranks the home that best meets both buyers needs together. The results, a "Due Diligence" approach to the largest investment in the buyers lives! Walk Through Checklist. Very important to recall the features in each property toured. Even after touring 50 homes or apartments you will still know the feature of each property that you toured.

Wish List Program. Consumers can visit the Rate A Home web site to complete their personal buyers or renters wish list.

Lead Generating Online Wish List. Free service to the Real-estae Industry. Rate A Home's wish list program provides the buyer and linking web site owner with copies of each wish list completed from their site. The best part of the Rate A Home wish list, the linking web site owners logo and name is automatically generated on each buyers wish list for continued marketing. Rate A Home doesn't see any of the wish list from linking web sites. You can test a wish list at a Remax Agents web site to see how your wish list would appear at www.westmichiganhome.com and enter "Test" in the buyers name and your e-mail address in the buyers data box. Where Todd's logo appears, is where your information would show to your clients.

Seller's Home Rating Program and Information. This is a free tool to utilize with your listings. A seller can rate their own home to determine what items may need updating before the listing. Plus the information sheet can be a great tool to receive from the potential seller before the initial listing appointment to prepare the CMA and listing presentation.
