I am doing for FSBO and have received an offer taht I a going to accept where do I go from here?

Answer
I am a local Realtor and would be happy to help you from here on in. Its hard to know how to instruct you without having a lot of questions answered.  For example was the offer written? If so were the proper forms used? Do you have proof of financing from buyer? Have you provided buyer with all legally required disclosures (before they made offer)?  etc.  Message me privately if you'd like help with the forms and legal part of the sale from here on in.  Kelly Wilson, REALTOR

The Zestimate is not including entirely new vinyl siding

Answer
I know it is frustrating to have the zestimate be inaccurate... but I wouldn't sweat it to much. zestimates are rarely accurate portrayals of actual market value.  If you want to get real world look at what your home might sell for based on your recent upgrades, contact a local REALTOR to come out and do a CMA for you.  Most of us happily do this for free.  If you have additional renovations planned you should really have a pro come out first to make sure you do not over-improve for you neighborhood.  Hopefully you already have your eye out for this common mistake that renovaters make.

At this point would a Loan Modification be better than a HARP 2.0 refinance?

Answer
The answer depends on a lot of things...  the very best suggestion I can give you is to consult your mortgage broker and have the "expert" run the numbers to give you the pros and cons.Good luck!

why do I have to have a loan at all? If I can put down more than the required 20%

Best Answer
Steve is right.  Another way to say it is that when you buy a house it is paid in full to the owner selling the property at the time of purchase.  Either you pay it in full with all cash, or you get at lender to pay it in full for you (minus your down payment).  Then the lender, who paid in full for you, holds the note on the house while you pay them back via mortgage payments over a number of years. When you have paid the lender in full then YOU finally own the house.... until then you are not the 100% owner which is why a bank can foreclose and evict you for non-payment.There is another option called Owner Financing.  When an owner finances the buyer, you pay your down payment to the owner/seller and you make monthly payments to the owner/seller until the house is paid in full. Any smart owner offering owner financing will give you a thorough credit check before they take on the risk of lending to you... But is a way to buy a house with out taking out a traditional mortgage loan.Hope that helps,  Kelly

What can I do to get more (or better) quotes for my loan request ZR-NNHQBMT

Answer
Bonni,You are asking some great questions!  I think your very first step, if you have not done so already, is to speak with lender/mortgage broker and get your money related questions answered by a financial expert.  I can recommend several to choose from if you are not sure where to start.  Second, you should meet with me so we can start looking hard at finding you a great home!  Please let me know if there is any way I can be of service. AGENTS: marketing on Zillow - Am i the only one not getting ANY leads

Response
to WETDAWGS  thanks for taking some time on me :-)  the pics on that listing make my skin craw!  but I was paired with a senior agent on that one (it being my first) and really had to take a back seat even though it is my client.  You can be sure I thought about going back to retake pics myself but we got offer quickly... good and bad I guess.  Def. need to change my text if sports is coming across to strong though.thanks again!

AGENTS: marketing on Zillow - Am i the only one not getting ANY leads
Agents who list with Zillow are hoping to make themselves more accessible to potential buyers and sellers.  Since signing on with zillow I have never been contacted by any buyer or seller.  Is anyone else having this experience?

What is the "make me move" post?

Answer
Basically "Make me move" is for owners who might be willing to move if they get a really tempting offer, but are not in any hurry to sell. This prices tend to be top dollar prices and are not necessarily based on an appraisal or recent Comparative Market Analysis.  If you are looking to buy, the best bet is to hire a REALTOR to help you wade through things like this.
