How Does Our Relationship Work?
Our relationship with you and this Cash Back Rebate is based on our expertise as real estate professionals and your ability to search and find properties that are currently on the market. Your part is easy. As you know, in today's real estate market, everything that is listed on the multiple listing service is available to be seen on hundreds of duplicated websites.
We figure why not pay you for your efforts so that we can serve more people and focus on the contract and process as our expertise. We know that the process will not work for everyone and will help you find the home as a high priority client if needed-we still know how to do that too.
Where is the 50% rebate coming from?
Will it change the price of the house I purchase?
When property is listed for sale, the seller typically pays a 2.5% commission to the buyer's real estate agent. Most real estate buyers agents then keep all the commission for themselves. When you use Flat Rate Realty Network as your buyer's agent and purchase a home, we don't keep all of the commission - we give you up to 50% of our commission as a Cash Rebate on you home purchase.
When a real estate property is listed for sale, the property seller typically pays the listing agent a commission. The property listing agreement dictates that the real estate listing agent will cooperate with the home buyer's agent and give that home buyer's agent a commission for bringing the buyer, typically 2.5%. If there is not home buyer's agent, the property listing agent keeps the entire commission.
The price of the home does not go up. The home will cost the same and by working with us as your buyer's agent, you will receive up to 50% of our commission in the form of a buyer rebate. If you approach the house sale on your own, what happens is that the property listing agent simply keeps the entire commission. Having a real estate agent doesn't change anything except that it gives you a liscensed profession on your side, and by working with our experienced real estate professionals, it gives you the opportunity to receive a nice home buyer's rebate. This means that if you purchase a house that is $400,000 you get a rebate up to $4,000. Well, you get the picture.
The home buyer rebate can also be used when purchasing a new home. The builder paysus a commission of usually 2.5%. We will pass on the savings to you, in the form of a home buyer's rebate of up to 50% of the buyer agent commission. Again, the price of the house does not change. If you approach the builder on you own you don't get the rebate.
Please note that our Cash Back Rebate applies to all homes listed for sale - including those listed with another real estate company and includes new construction as well as previously owned homes.
Is cash back at closing from your real estate broker legal? Yes!!
The "built-in" buyer broker commissions are negotiable (not fixed) as rebates or cash back from your real estate broker are legally protected by federal anti-trust laws. In fact, the Department of Justice has indicated that such broker to buyer rebates are beneficial to the home buying consumer and are "Key to broker competition". According to the Department of Justice, real estate broker rebates or cash back to buyers makes home purchases less expensive.
We offer 2 Rebate amounts:
50%- You do the leg work and find a house to put offer on.
25%- We help you search and view homes and negotiate offer
