My understanding is that normally VA requires that your BK be discharged for at least 2 years before they will finance.
Your property will automatically be listed on Zillow once your Realtor enters it into the Multiple Listing Service.
The average is really going to depend on the market. What is average in one state or city may not be the same elsewhere. If you don't mind my asking what exactly are you hoping to obtain from such information? Perhaps there is more detailed information one of us can give that may help you.
Unfortunately, it is challenging when the subject property is unique and or not the norm or standard for the neighborhood. However, I would certainly have your agent (if you are working with an agent) try to locate comps that support a higher value. If you are able to do this you can certainly appeal the appraisal. The appeal process definitely does work as long as the comps are within adequate and relevant distance, sq footage, age and style of the subject,
If the property is listed most times that information can be found in the listing or you may need to speak with some one in the assessors office of the city the property is located in.
It is always good to start early just so that you are able to get a good idea of where you are credit wise, in the event that you need to make a few adjustments or corrections to solidify you in the process of getting the best mortgage for you. Speaking with a lender and having him or her work to pre-approve you will put you on the right track so that even if you choose to buy 4 to 6 months from now you have done what is needed to obtain an approval upon you locating a home.
There are the rare lenders who will finance with a minimum mid score of 580. However, I cannot say that I know of many that would finance such a small amount. Do you have any money save in a 401k or any other investment vehicle? If so it may be best to borrow from yourself for such a purchase. If not there are people who do land contract financing that may be of assistance. The only caution is that their interest rates are high and they many times want almost double the sales price. I believe if you have the ability to wait and build your score up and purchase something at least $30k or higher with an improved credit score you would be more likely to receive reasonable financing.
As long as you are in the same line of work and there are no gaps in employment, the only thing you will need to qualify outside of the normal credit requirements is the ability to show employment for 30 days with the new employer in order to close. The transaction would likely move more smoothly if you wait. You should certainly begin by contacting a lender however without the lender pulling your credit and having property tax information you will be receiving a estimated version of rate and cost.
If you are interested in starting the process of looking for a home, I usually would begin by securing a pre approval, if you intend to finance your future property. If you feel most comfortable working with your local bank to see what you would qualify for you should meet with a Loan officer there. If you feel that you may have a few challenges credit wise which may require more direction, I would suggest that you locate a lender here on Zillow who would be able to guide you through the process of what to do to become pre approved. Thereafter, you can find a realtor on Zillowl native to your area who will be able to assist you in locating your home.
Honesty is the best policy. Is it because you are dissatisfied with the quality of service? What is the main reason? Many times an agent may not be aware that a client is not happy with their service. I think it is fair to give him or her an opportunity to know why you feel the need to leave. Communication is extremely important in the relationship between Realtor and buyer. Therefore, I would definitely suggest that you speak candidly with your agent and see if your concerns can be addressed. If after doing this there are no changes or if you have already done this and are still unhappy tell them that you are most comfortable moving on.
