Thanks, Simon. I've had a couple of experiences already with the zoning board and beachfront/dunes properties, at least in East Hampton and Amagansett. I assume it is the same board. Anyway, it looks like a fantastic piece of property, and, if it's still on the market when i get out there this summer, I may come take a peek.
Rich from Zillow here. The comparable I think you are referring to (http://www.zillow.com/HomeDetails.htm?zprop=61640402) appears to have 25% more square feet than your house and it has an additional bedroom. These home facts could be wrong, however. I encourage you to use "My Estimator" to edit facts, add bedrooms, account for remodels, etc, to come up with your own estimate and then publish that for all to see, so they can understand your logic for the $585,000 asking price. Also, you have the house for sale for $585.00 on Zillow right now rather than $585,000, which is what i think you meant. You may get lots and lots of offers at the lower price :-)
Thanks, Melissa and Marlow. The 127 39th ave e house is actually mine (http://www.zillow.com/HomeDetails.htm?zprop=48770961), which is why i asked the question. I'm watching what's going on at the high end of the market right now, and it seems to me things are heating up. Lots of sales recently above $2.5m. Anyway, thanks for the info and the help.
