In the least use a limited service broker to get your property in the mls, but having said that you should get 3 to 5 or brokers to present their package to you and pick the one that impresses you the most.  You can negociate a point or two off maybe but research not only shows that FSBO pitch to a small portion of the market, but they end up settling for a lower figure.  Because it was not priced right to begin with so it sits, then gets discounted futher with less fanfare.  The buyer want a big chunk of your - no agent fee - savings and negotiating to much closing cost away etc.It can happen, but usually doesn't and takes a lot of time.  Good Luck!

Hearing the your score has improved to the mid 600s is great news, looking to buy within a month is way to fast even if you have money.  You need to find another rental, save up a down payment and keep improving you and your partners credit scores.  Aaaand start looking to see what is available in the price range that you expect....then you will be an informed, savy buyer and will know a good property when you see one.Renting may suck, but owning a home you don't like or can't afford sucks worse!

Down Payment

You can't get them to pay your down payment.  Even if it were to appraise for the extra amount, you can only get them - in North Carolina - to pay for closing cost.  If you ask for 4000, got it, but only had 3500 in closing cost you would loose the rest.  Those days are gone.......you need to save some money!

Your best bet is to forget your "dream home" and enroll in a credit repair service offered by many banks and mortgage co. - for a fee - that will put you on a schedule.  Once certain payment are made and time has passed with a clean track will garantee a loan.....assuming the property appraises etc.  It sound like you wasting you time dealing with marginal people and companies that promise yes up front, but are a never deliver.

The tax records for the home - in the county the home is in - should give you both answers.
