After struggling to find someone to help us short sale our condo, I found James Strum via Zillow. I sent him an email and he responded to me within twenty four hours. The day after that he called me and we started the selling process. <br/><br/>I had never sold a house before, and to top it off was short selling after losing my job. James was incredibly patient with all of my questions. I never felt rushed, and I always felt like James cared about teaching me as we went along. He was very clear on the paperwork I needed to gather and the communication I needed to submit to out bank. He explained how he wanted me to show the house, and helped me move furniture to make it look even nicer. <br/><br/>He put our condo on the market while we were on vacation, and he got a contract within seventy two hours!!!! I was so excited I didn't even want to believe it at first. We had discussed that short sales were a long process, but getting a contract do quickly was a huge first step. Following the act of getting the contract, I did everything James told me as quickly and accurately as possible, as he was very knowledgeable on what we needed to do. As it turned out, our efforts payed off and the closing was moved up. All in all it took about forty five days to sell and close on our house. <br/><br/>I could not be more impressed with how if all worked out and truly believe it was all because of James. He was AMAZING to work with. Confident, efficient, attentive, timely, responsible, dedicated, and personable. I can't wait until we are able to buy one day because he will be the person I trust to help me.

Sold a Single Family home in 2013 in North Chesterfield, VA.

We were introduced to Mr. Strum by a relative who had glowing praises for his services in what was a very trying time for us. Facing the need to move my mother and close a house in a town we no longer live was a daunting task. James certainly know how to make a good impression, meeting us on what turned out to be our first trip to Richmond to start disassembling the home. James offered honest advice on how to prepare the home for sale. Frankly, I would have been pleased with this performance, but his responsiveness was only the beginning. James connected us with all the service providers we needed to interact to paint, clean up, fix a failing heat pump at the lowest cost and complete necessary electrical and plumbing issues to close the sale. All this and he also kept me in the loop 100% of the time by email, phone and text messages. If you need a realtor will support you in a sale or a purchase, I sincerely believe James Strum is the agent you want to work with.

Sold a Single Family home in 2013 for approximately $350K in Sauer's Gardens, Richmond, VA.

I contacted several realtors at the end of 2012 and chose James due to his professionalism, courtesy and responsiveness. James immediately did his due diligence by conducting a thorough market analysis and developed an appropriate listing price that I agreed to. He listed the property and we received 2 competitive offers (thus allowing for full listing price) in 8 just days. This was a short sale transaction with numerous challenges, and he efficiently and effectively negotiated with the first and second lienholders and closed it in 83 days. James gets 6 stars on a 5 star rating scale! I would use his services again and I highly recommend him to others in need of these services.

This was our first home purchase and James was amazing. We are the type of people who are impatient when it comes to things we want, and James kept us grounded and on track. He never allowed us to reach for house we were really didn't like/want just because we wanted a house already. He is extremely knowledgeable with all aspects of the housing process, from school districts, builders, neighborhoods, house pricing levels, etc. He was always available when we needed him, even late at night. :) James is very easy to talk with and you can trust that he is looking out for your best interest and your long term value. I would highly recommend James to anyone that is looking to sell or purchase a house. I know when we are ready to purchase our next home, James is the ONLY Realtor we am calling!!!

James saves us from the a terrible realtor experience where we just wanted to not even search for houses any more. I inquired about one of his properties online one day and he immediately within an hour or two emailed me back about my request. Soon after that we began cooresponding and that's when our search when James began. He hooked us up with the MLS website where we would get the daily listings that matched our criteria and ONLY our criteria which we wanted in a house and whenever my husband and I were available and there were a few properties we wanted to look at he would fit us in his already busy schedule to show us houses all the way from Powhatan to the country of Chesterfield. He really works hard, and you can tell. When going in houses with him it was such an easy and no-pressure situation. He would never push you in one way or another, he was great about giving suggestions on what could be better. He was not your normal agent, he just sat back, was relaxed and never tried to sway your decision. I happened to fall in love with a HUD house, which is usually a difficult process to go through. In the iniital bid we did not get the house, but James kept checking back and never game up on it. It just so happened that something fell through with the initial bid and ours was actually the accepted bid. He made, what could have been a crucial process, very timeless and easy. We closed in exactly 45 days on the dot and I am very thankful to have had James come into our lives and help us make our first home purchase!!!

James was AMAZING in helping us do a short sale on our house in Richmond, VA. When we were looking at realtors one of the big things we asked about was if they knew about short sales, James said he did, and wow did he. I don't know if any other realtor could have sold our house for us and even got our bank to write off the balance of our second mortgage. He really fought with our bank to get everything to go through and got the buyers to pay more than they offered just to get our house. At this time in the real estate market we were really scared what was going to happen and then when we moved to Maine, I thought there was no way to pull it off. THANK YOU James!

Sold a home in 2012.

I cannot say enough about James, or his knowledge and his persistence to achieve his goals. I was in a short-sale situation and had listed with another agency... during the entire listing agreement, they had few to no showings. I re-listed with James, people were coming to see the house almost immediately, Considering the market conditions, he had an offer for me in a very short period of time. This is where his work really began. Because this was a short sale, he had to deal with the banks negotiator regularly. Normally this would not be impressive, but we'll simply say the negotiator was "challenging" he knew short sale regulations and procedures better than they did. He was meticulous providing documentation and answering their questions almost immediately. I never once needed to call him or his office, he kept me completely updated on all aspects of the process. Even when the banks negotiator dropped the ball and missed several deadlines (no fault on our part), he and I worked together and were persistent and successful in getting decisions reversed to continue the process which led to the sale.

While speaking with the legal team assisting me with the closing, they identified they have worked with him on past short sales and were extremely impressed with his knowledge of short sales and his negotiating ability and persistence to close on his listings.

I highly recommend James.... you will not be disappointed!!!

Working with Jamie was quite a pleasure for myself and my husband - it was just like working with a close friend. We were very nervous about the home buying process since we were first-time home buyers but he was great every step of the way. Going the extra mile for us, ensuring that all of our requests were met quickly, and answering our hundreds of questions. All of which made it much less stressful that we thought it would be. He even came to our closing to congratulate us! Since then, I have recommended him to a family friend of mine who has also already found a great home. I would highly recommend using Jamie for buying a home. I know we will be contacting him once we are ready to sell and buy again!
