In the State of Ohio when a property moves to Pending that means that they are only waiting on the financing contingency to be removed. If a property is Contingent that means they are waiting on the home inspection to be completed. Once an offer is accepted a property typically will move from Active to Contingent and then to Pending once the home inspection is completed and nothing further has to be negotiated based on the home inspection.

Yes there are alternatives but I would highly recommend Hondros. It is definitely worth every penny that you pay.

I agree with the previous posts as well. I have been successful with finding people who might be interested in doing a Lease Option/Rent-to-Own in the Akron area. A Lease Option might afford you to be a little less hands on in regards to being a Landlord.Just food for thought. However, this is all something that you should be talking over with your current Realtor.

You will want to contact a Realtor who is familiar with foreclosed properties. Try and narrow down your list of homes you want to see and make sure that you get pre-approved before contacting a Realtor. You are going to need that pre-approval letter with any offer that you write. I cover the Madison area and I am very experienced with foreclosed properties. Using a realtor can save you a lot of headaches especially if you have never navigated a real estate transaction on your own. As a buyer it doesn't matter if you are buying from an owner or using a realtor because typically the commission is paid for by the seller/owner. So I always recommend hiring a realtor that can work on your behalf throughout your home purchase. It's a win win for yourself.
Is it worth it to finish my basement in order to compete with others in the neighborhood?
First, you will want to make sure that those Comps did indeed have finished basements and whether or not those were fully finished or partially finished. Then you are going to need someone to figure out the current value of your home. Once you know your current value you can compare it to the comps you are looking at so you can make a decision on whether or not to finish your basement.
How to get a Bank Foreclosure Agent to Help with Buying
The question you should be asking is, "Do you know enough about Real Estate to do your own transaction?". However, that was not your question and yes you can buy a foreclosed, bank owned property without using a Realtor. I'm a Realtor and even I don't know how you can but I'm 100% sure that it can be done. You will have to find out which bank owns it and good luck from there. Your best bet is to hire your own Buyers Agent to represent you throughout your transaction. You can hire any agent that you feel comfortable with and more than likely it will not cost you anything.
Our realtor says we have np say in picking a contractor for radon mitigation. Is this true?
Typically, who ever is paying for the item to be fixed would be the one to pick out the contractor. However, everything is negotiable and you can def. choose who does the work if you want but the seller would have to agree to it as well. I would make sure that your removal of contingency states that a licensed contractor has to do the work and that you would like to have another inspection done after the work is done if you so choose. If you feel like your realtor is missing something or being misleading then you can always go talk to there broker.
