Stage It, Stage It, Stage It!!!!! When you bought your home what was the features that stood out to you? What caused you to choose this home home above all others? Hire a Staging Realtor or one who works with a Stager and roll with with it!! In this market it is all about price and it is a beauty contest. I suggest listing the exact years you did any improvements such as ie... new roof 2007. Staging does not have to cost much, but it shows buyer's the highlights of the home, you care about your home and you are emotionally engaging them. Make the basement a Rec Room or place where the kid's can ride trikes and rumpus. Take a look at this sold staged condo that engaged the buyer and cost nada. http://www.realestateshows.com/508622

What would be a reasonable rent payment be?

You don't mention exactly what kind of home you are looking to rent, such as # of bedrooms, # of baths etc.. square footage, condition and age can all add or subtract to the rent payment. I would like to sell my home using the same realtor I used to purchase my new home.

Hello MBS30,                      While real estate commissions are negotiable it sounds like the agent you choose to help you purchase your new home is a full service agent. In most cases you get what you pay for. In what you call a weak market your agent is probably going to do more not less to market your home to compete with the plethora of homes on the market. If they were to discount the commission they would probably have to cut services right? Which services would you like to do away with? Internet exposure? Open House? Most full service agents spend the most money in marketing expenses in the first three weeks of a listing and then in the "weak" market have to constantly refresh and revise, so cutting services is a bad idea. Lastly if your agent would be open to cutting their fees how good would they be at negotiating the best price for your home. Hope this helps.

Why do Realtors not want to show short sales properties that already have an offer?

Hi lekman123,    If the property already has an offer on it, I would advise the buyer of this and the prospective buyer decide's to see the home or not. It has been my experience that most buyers do not want to view homes that already have offer's on them. Good luck with the short sale.All the best,Rita Legan
