Now is not the time to remodel the bath. The return is a lot less than the actual cost.If the color is awful, consider having the tub refinished to a neutral color.You can aslo refinish the sinks and tile. If you do opt for the complete remodel consider the average age of the buyers in your area. You may want to consider a "walkin in" tub if your market area if you have an older population that is aging in place.

Why would a short sale go up in listed price after getting approval?

Many short sale listings are listed prior to bank approval, Sometimes they are  listed significantly lower than market value.The lender ultimately determines the sales price based on their appraisal.It is best to look at pre approved short sales. If you think the price is fair, buy it.

If I let the landlord evict me, am I obligated to pay the balance of my lease?

Answer

If the landlord accepts the other one half month's rent, that cancels out the 3 day notice.I would call the landlord and ask their intentions.Evicting you does not terminate the contract.You are still liable for the balance of the lease either through reduction of your security deposit or the landlord taking you to small claims court.If the landlord is able to re rent prior to the end of May, that amount is prorated as he cannot get double rent.

Can a landlord charge if the persons apartment is messy when they are showing it to prospective rent

Answer

Normally it is not a condition of a lease that the tenant not be a slob.The landlord however can issue a 3 day notice to perform covenant or quit if the tenant is causing damage to the unit or not maintaining it per the lease terms for instance unauthorized storage. Suggest the landlord give the tenant a financial incentive to keep the home clean and accessible during the listing period.
