Realtors who will work with my lender

You certainly have the right to choose your own lender. Realtors generally give out recommendations of lenders they have good working relationships with, that they trust to get the job done and communicate with throughout the transaction. A bad lender makes our jobs harder and can cause the deal to fall apart (I had this happen recently when an online lender wouldn't do a repair escrow). That being said, you can still choose your own lender, and any agent who wont work with you over that probably isn't looking out for your best interest anyway. If I can make one recommendation, I would definitely use a lender local to your area. It is more convenient: you can drop off papers they need, go over things in person, attend your closing, etc. They are liable to work harder since their local reputation is on the line as well. What amount of "Staging" do you recommend?

Answer

Staging has been statistically proven to increase the sales price of homes. I hire a professional stager for every listing. If you have it in your budget, I would highly recommend hiring one. Most stagers will come give a consult for a small fee, which will give you a good idea of what you are looking at and what work needs done. Beyond that, you can choose to follow their recommendations or not, do the work yourself, or just hire the stager to handle all of it.

what is my home worth?

Answer

Your Zestimate will give you a ballpark, plus or minus 10% or so. If you want something more specific, call a Realtor in your market and ask for a Comparative Market Analysis, or CMA. Most agents are happy to do this for free at the prospect of future business.

I am looking for a home with an owner will carry or owner will finance option. How would I narrow

That is a very specific search parameter that isn't offered on most home search sites, but it likely is in most MLS's (it is in my local MLS, anyway). You should probably reach out to an agent for help with this one, not only for finding homes that are offered with owner financing, but for helping facilitate the transaction as well. Purchasing a home with Seller financing and no agent representation sounds like a risky endeavor...

Credit card for closing costs

Answer

No... however, most of the time the closing costs can be wrapped up into the new loan. You will generally have to pay for the appraisal upfront though, and that can be put on a credit card. Keep in mind this may affect your qualification.

Not sure about Parker specifically, but in Northern Colorado there is no market for tenant representation. Most agents don't help renters because there is no compensation to do so. I would contact some property managers and let them know what you are looking for, or start sifting through online rental sites. Good luck!

In Colorado specifically, If you have a legitimate buyer, you can ask for assistance from the local title company. Most have a for sale by owner package that runs $500-$1000. Keep in mind that this is just the pertinent paperwork and does not include any real estate advice, help with negotiations, inspections, etc. If you need more help beyond just the paperwork, you can likely find an agent to help you and discount off the normal commission since you have already done a big part of their job- finding a buyer.
