First, talk with a loan officer, within minutes they can pre-qualify you and give you a good faith estimate for the amount of a loan you should stay under, this will also include how much money you need to bring to closing and how much a seller can contribute to paying some or all of your closing costs.

You need to know the area well or speak with a Realtor who knows the area well and what homes are selling for there and in what market time.  Then make your offer based on being educated in what homes are selling for.

Realtors have access to a lot more information than the typical buyer seller, and with the understanding of contracts, inspections, working relationships with lenders, Realtors will help the transaction be as smooth as possible.

We plan on listing our home as a FSBO, is it reasonable to request a bank approval ltr upon showing?

Answer
Yes it is reasonable.  They simply have to contact a loan officer and can usually have a letter within 15 min. All you're really looking for is that they've taken the first step.
