The purpose of my review is to tell you how pleased my wife Susie and I are about the experience we had with Ruth Shari. This was not the first time we worked together. Eleven years ago Ruth represented us when we purchased the condo she now just helped us sell. That earlier experience brought us back once again to work with her. We did interview a couple of other realtors but from the outset, Ruth out-shined them all.
There were many reasons why we enjoyed our experience. First, Ruth offered a full service solution. My family and I live out of state so it was important to find someone who could take ownership of the entire sell process. She brought in a stager, a painter, and a cleaner on our behalf. I’m convinced the work she did got us several thousand, if not, tens of thousands more than we would have gotten otherwise.
Second, Ruth put in a lot of effort reviewing the comps in the area. She discovered that three low ball sales in our neighborhood were due to a very motivated seller in one case, the death of the owner in the unit in the second case, and the lack of EQ insurance in the third case. Another realtor we interviewed did not have this information which led him to suggest we list it for $40,000 less than what we listed it for with Ruth.
Third, we felt Ruth understood what we wanted to accomplish – a fast sale at the best price. Her entire marketing strategy was built around this idea. She Fedex’ed the 3 page strategy for us to review. First, she suggested we stage the unit, get high end pictures taken, set up a virtual website. Then multiple open houses would be set up to maximize the exposure to the public and the realtor community. At least 3 open houses took place and 11 offers were received. The final offer we accepted was for $56,000 above our asking price.
I can’t say enough about how happy we are with the whole experience. We’re so glad that we had the chance to work with her again.
