How did you determine the value? Has it been appraised recently? Did you look up the value on Zillow or some similar website, if so, have a professional take a look to give you the true market value of your home. The market is HOT and you may not have a problem. Everybody below was a little bit right. Of course, selling your primary home and the exemption that goes along with it will apply. As to a 1031 exchange, that can only be done for "like" properties. that means rental property for rental property, not a primary residence. 1031 exchanges also only defer the tax by carrying over your "basis" from the property you are selling and if you convert a property you did a 1031 on to your primary home you risk sending up red flags at the IRS. It sounds like you answered your own question, by keeping the rental properties and borrowing on them you can continue to depreciate those properties instead of taking a tax hit now. What neighborhood are you looking to buy in?

Can a recent college-grad with only 1 year of work history give his new family a home?

OK, so the short answer is yes. I work with a lender who specializes in school to work financing and the last person we helped just finished school last year, had a short gap between finishing school and starting work and had four months on the job... so it can be done. Click on my picture and send me a PM, I'll give the the lenders name and number. Secondly, right now I am encouraging most people to buy a home NOW since it is not a mater of IF interest rates are going up but How Much and when will it stop. Thirdly, and I can't believe I'm saying this because it is my job to SELL you a home, I don't think buying a home is the right choice for you at this point in time. With over $70K in debt between your car and student loans the amount of money you are throwing away each month in interest payments is staggering. Do you know how much better off you would be writing that interest off from a home loan? There are half a dozen other reasons why it may be more responsible to wait to buy a home.

Lots of people do this on their own and everybody has to have a first time... so it's not that hard.
