Zillow is a great tool to use when searching for a home but I always warn my clients to avoid trusting the 'zestimates' since they are almost always completely inaccurate. If you would like to have a real valuation of your home done feel free to contact almost any one of us Realtors on here that work in your area. In most cases this valuation is free. However please be warned, it is unfortunately common practice to for some agents to tell you your home is worth $50,000 more than they actually believe just to "win" your listing. If you list your home too high it will just sit on the market without any offers. Make sure you are getting a bid from someone honest.

Chances are that it hasn't. How are you determining that it dropped? Don't trust the computer automated zestimate. If you want to find out how much your home is actually worth you need to contact a Realtor and have them do a CMA for your house. Most can do this free of charge. Nick, my only advice is that you need to speak with a realtor. This is a complicated deal with a lot of room for mistakes and legal issues. A knowledgeable realtor will be very valuable in keeping both you and your friend safe. Any wise investor/ flipper will have a good agent on their team. Honestly the seller shouldn't have the appraisal in the first place. The buyer pays for it and owns it. The seller has no reason to see it. When sellers ask me for my clients appraisal I tell them that it either came in at value or that it we will be sending them an addendum asking for a price reduction. I would really look into this, something here isn't matching up for me.
The location could have a lot to do with it if it isn't something with price. What is the MLS #? I can take a look at it and let you know what I think might be the issue. Homes are still selling right now. There is still a shortage of properties on the market right now.
If you are seeing the $975 and thinking this is the asking price for the home you may be mistaken. That is probably the estimated mortgage payment. Sometime some agents will list that as the asking price to attract business.
You can't. That form is protected by copyright laws and is owned by the Utah Association of Realtors. You could pay a lawyer to draft you a copy if you want to try to sell your house by yourself. I agree with the other answers, however I would say this, don't spend too much on the door. Adding it will not add a dollar value to your home but it will give it more interest to potential buyers. They are mostly looking for funtionallity.
