Being an investor with multiple properties and working with multiple management companies (still searching for good ones), I am quite disappointed with Solutions Realty Network (SRN) for several reasons, and want to share my experience for homeowners to make an informed decision and for SRN to improve their services.

- Communications:

o When SRN started to manage my property, for 2 months, they collected the wrong rent amount ($100 less that we had been agreed!) and have not sent me the lease agreement until I asked them. If I didn’t notice, it would have continued.

o It is difficult to get a whole of the property manager.

o They do not inform the owner of the lease renewal time because as they said, it is already stated by default in the management agreement, and owners would have to reach out if they want to make a change. So I only learned about the renewal after the fact. I found out that they did not increase the rent, while all other neighboring properties were charging a higher rent (most were managed by them as well). Typically, a property manager would ask the owner if he wants to increase the rent or renew with this tenant, for approval or as a courtesy at the very least. Other property management companies always communicate with me.

- Work Ethic:

o Management of my property (including a batch of other people’s properties- mainly foreign investors it seems) got “sold off” to another company without my consent. And this new company started to bombard our mailbox with listings of houses for sale. I understand this is all purely business (and as they said once again, it is stated in their agreement), but again I wasn't informed until after the fact.

o To add icing on the cake, this happened exactly at the time SRN renewed my tenant lease! This means that I am locked in with that new property management for a whole year. I did not want this new company to manage my property and so they charged me a termination fee ($500) for ending the contract (which I only found out via a statement). After the transfer of management, SRN would not help or take any responsibility.

o So I’ve been charged a renewal fee from SRN AND a termination fee from the new property management.

o I know these foreign owners were not happy about this either (being overseas didn’t help).

I hope this gives you a better insight. Good luck finding a good property manager! My recommendation is to look at 3 things:

1. Competency and relationship with a particular property manager (most important), 2. Procedures and structure of the Company, and 3. Check references/current client feedback

Helped me rent a home in Oak Hill, Covington, GA 30016.

My family has been searching for homes in our area for a few months. And we were despairing of ever finding a professional management company with all the details and information in order. I had contacted many well known management companies from this site (Zillow) and was severely disappointed at their lack of response, product knowledge, professionalism and ethics. UNTIL I found Solutions Realty Network. From the moment I saw "our next home" I were so relieved by the professionalism of this company. Diana was a true professional- knowledge of her homes and details for successful renting- she had it all. When it was determined we might need to start our lease a little further into the future- Diana immediately went to her office to sort through lease expiration reports to determine if upcoming homes might suit the needs of my family. SOLUTIONS REALTY NETWORK is the epitome of professional property management. My belief has always been - when searching for a rental or permanent home- how the company treats you as a prospective resident/client is likely the same as they will treat you when you are formally their resident/client. Happily I can share that I am VERY confident in Solutions Realty Network and that they will be very conscientious in their treatment of my family and our future needs as their rental residents. Thank you Diana & your awesome office for being exceeding the industry standard and for far and away exceeding my expectations!! (which were higher)

Please run from this company if you are an owner looking for a property management company. They have managed my home for two years. My property has been broken into twice since they started and both times after they had work done on my house. They do not work with the owners, they initiate policies that delay owners receiving funds. They accept online payments from tenants but tack on 10 days to the owner draw! Isn't the purpose of doing online payments so that funds are available quicker??? In any other world but that of SRN Homes! They are insensitive to owners, and if you question them they accuse you of berating them! RUN RUN RUN DO NOT USE THIS COMPANY. 04/2013

We recently discovered some internet reviews of our company and we’re saddened to read this negative review. Everyone at Solutions Realty Network apologizes for each unpleasant experience shared on this site. Property Management is a difficult business and there are times when we simply can’t satisfy both the property owner as well as the tenant. That being said, we are having a staff meeting to discuss some of the issues brought to light that we absolutely can control. We will use your feedback to remind ourselves that even in the busiest moments, we should consider how our efforts are being perceived by those we are servicing. So thank you for sharing your negative experiences with us, understand that we do take your feedback seriously and will use this as a tool for our improvement. Of course, like any other business, we’d prefer to hear of these experiences directly, so we will work to encourage more open communication so that hopefully we can solve an issue far quicker.
