Your typical Realtor fee is 6% total (this includes the Buyer's Broker fee too). You can expect to pay approximately 1% for closing costs but this fee can vary depending on many factors, including city/county transfer fees and taxes, whether you have a HOA, as well as the service providers you choose ie. escrow company, title company etc.
There are many vacation rental sites to choose from, VRBO.com being one of the most common. You have the option of perusing any one of them and researching what's out there or you can contact a local real estate pro to help you out. Enjoy your stay here and Best of Luck!
It sounds like you're on the right track as far as conducting the proper inspections but be sure to consult a reliable structural engineer with slab experience. Then the decision to purchase the property is yours, just remember that you'll have to disclosure all material facts when you sell it.

It's fairly common practice in today's real estate market for the Listing Agent to request they speak with the Buyer's Lender to verify information. The Buyer is not required to give permission to the Lender to speak with the Listing Agent but in most cases will do so to provide better communication to all parties involved and possibly increase the Buyer's chances of getting a deal done with the Seller.
I agree with Helen. Price has a lot to do with the number of showings a home receives while it's on the market (especially if it's "overpriced") but more important than Price, is Promotion! Marketing your home properly and Exposing the listing to the most Qualified Buyers and their Agents is extremely beneficial to the amount of Online traffic your listing will receive and in-turn the amount of actual showings as well. Then of course, more showings lead to more offers and put the Seller in a stronger negotiating position.
If you are searching using keywords to search for "granny quarters" or "mother-in-law quarters" try also using terms such as Casita, Secondary Suite Granny Flat or Guest Room. I hope this helps.
