A FHA loan will not allow you to borrow more than the purchase price and you will need to have 3.5% of down payment money to quailfy for this loan. I would visit your local lender professional and see what loan they can offer you.

Yes ask your lender & your agent any questions you have so you can prepare & gather all necessary paperwork. The qualification process should only take a few days. After that there will be paperwork, inspections, appraisals. Verifications of employment, taxes, funds, & requirements that may need to be met. This process can take upto 20 days to complete. Once the file passes this stage your file will go to underwritting. Some files remain in the underwritting stage for upto a week depending on your lender. If all information is current & approved. Then the HUD1 settlement statement will be prepared. Which can take upto 5 days for all parties to review and make changes if needed. So whole process usually 30-60 days. Good luck.

Will a pool increase my property value?

Answer
A swimmingpool has it's pro & con's. Some will buyers will only buy a home if it has a pool and others won't even want to tour if it has a pool. One thing to keep in mind when installing a pool. Is it of value to your family? If your family is going to use the pool alot then it's well worth every penny. On the flip side your home will not increase in value $38,000 because of this investment alone. Homes in my area with a pool value about $10,000 more than they would with out but can be harder to sale because we don't have access to pool weather all year long. If weather in your area permits use all year than your pool would be worth more. Things to consider when trying to increase value is updating on the inside of your home. Areas of most importance are kitchens & bathrooms. Good luck!

The best way to get the current value of your home is to contact a certified REPS ( real estate pricing specialist) agent in your area. They will have access to the most current information & compariables in your nieghborhood. How this is done is the agent finds 3 homes with in 5 miles of your home that meet certain standards. These standards are: Sold with-in the last 90 days,  must be same style , same sq.ft,  same amount of bedrooms, bathrooms, garage, & in same condition. Hope this helps. Good luck.

What's a fair price to pay my Realtor if the seller won't pay the Realtor commission?

If your agent has been working for you and you are satisfied with the services they have provided a fair payment for these services is 3%. Thats what a normal selling commission is in my area. Some areas are diffrent. By paying your agent this commission it also assures that your agent will continue to work for you until the closing by representing you. Can I list my house as a home owner without an agent?

Yes, you can put a for sale by owner sign and have agents calling you right and left. Sorry not trying to be funny but this will happen. The things to consider when taking on this task are: Have you ever sold a home before? Do you know how to write, present, and complete a Real Estate contract? Do you know the current value of the homes in your area so you can price your home? Do you have a lawyer to examine the contracts once the buyer & you have completed the contracts ? There are many legalities when selling a home and if you haven't done this before can become very overwhelming. If you are familiar with the process and comfortable with selling you own home then I say go for it. Keep an open mind though it's a hard job.There are many advantages to hiring a professional to do this job. I recommend interviewing more than one agent. Good luck.

In today's market everywhere. I have found all seller's want to sell thier home so yes, most sellers will accept contigenties. There are always some things to keep in mind when working these offers. Your home needs to be ready to place on the market at a competitive price immidiately. The seller will continue to market and try to sell their home to other buyers so the sooner you sell your home the better. You will want to find an aggressive agent who will market your home properly to get it sold fast. You will need to have your home ready for all buyers to view anytime. Make sure to tell your agent to bring all offers so you have more opportunities to work offers so you can sell quickly. With these things in mind you should be able to get your home sold before the contigency expires. Good Luck !
