Selling a home in the San Diego area in today's market will most likely be one of the largest investment decision you will make in your lifetime. It is important that you have a good idea of what the market for your home is.
In today' housing market in San Diego, a house that is priced too high for the market will have little or no Buyers interested in the property. A home that is priced too low will have multiple offers on it and will be bid up to or above the realistic market value. Sometimes it will be bid up so high it cannot appraise at the sales price.
Even a properly priced home will have multiple offers in the under $750,000 range due to the shortage of property for sale in that range vs. number of Buyers. It is important to understand the realistic market value given these conditions.
I have a good pulse on the market, and will be able to give you a good idea of what the market is for any given house in the San Diego Market using comparable properties. This will allow you to adopt a strategy for selling your house without wasting your time.
It is imperative that you have good information before you enter into a listing contract with anyone. I can't tell you how many times I have been called in to sell a home that another broker had listed, but did not sell, only to find out the Sellers were never told the realistic value of their home. They were too busy telling people what they wanted to hear, not what they needed to hear.
