Good morning!!  If it is not in the agreement that you have to pay your Buyer's agent than you should not. He knew what the comission was from the sellers side when he showed the home. Typically in my area the comission is  6% that a seller pays to the listing agent, if a buyer's agent sells the house the comission is split 3% each. If it states in the listing  Buyer's comission is 2.5 % than that's what it is. He can't change arrangemnets after the fact.

If you are serious selling your home ,please evaluate or have a professional evaluate the market value of your home and what it may be sselling for. ask them to be honest. If it is within your price range, talk to your tennant and offer it up for a little less . that way you can avoid the sselling costs  and commission otherwise associated. If He wants to buy proceed from there. Remember, your asking price is often not the price that the home will be selling for.
