I have lived in Melbourne FL since 1975 and I love it here! I have watched Melbourne grow from a sleepy little town to a beautiful city with views of the Indian River and only minutes to the beaches. I am a full time Realtor since 1996. I specialize in Residential as well as Investment Properties in Brevard County, Florida's Space Coast including Melbourne, West Melbourne, Eau Gallie, Palm Bay, Valkaria, Malabar, Barefoot Bay, Suntree, Viera, Rockledge and the beaches-Melbourne Beach, Indialantic, Satellite Beach, Indian Harbour Beach & Indialantic.

I Buy, Sell, Rent, Own & Manage Investment Properties myself and have been since 1996. I assist clients in doing the same. It's nothing like they show you on TV. In real estate you create wealth over time.

In Brevard County we watched as property values increased by 180% in a 5 year period. After the Tech Stock Market Bubble, investors jumped into real estate. They were using creative financing, 100% - 125% loans, no money down, interest only and adjustable rate mortgages! Lenders loosened their lending criteria. Home were selling for overinflated prices. There were a shortage of properties available for sale. Then, owners got their tax bills at new higher adjusted values. Some had not been told that their taxes would increase. Building and insurance costs went up after being hit with a couple of tropical storms. Owners became unable to afford their home previously purchased on margin. The market began changing. Properties were going on the market at over inflated 2005 prices. Interest rates adjusted upward. Foreclosures were being filing and the market began shifting to a buyers market. Many buyers had bought on speculation, hoping to flip for a profit. Many just wanted to own their own home. Some did not understand the ramifications of the types of loans they signed up for.

Fed has cut the Fed funds rate several times. However, it has not had the effect on interest rates that some had anticipated. Much money has been lost in all sectors of the real estate and banking industry. Thus we are seeing very slight rate adjustments.

Here in Brevard County, we are experiencing a market correction. But, if you purchased your home in Brevard over 5 years ago, it has appreciated in value. It is worth more today than it was worth when you bought it.

I have been purchasing real estate in Melbourne since 1996. Today, my properties have doubled and some have even tripled in value!
