Our first contact with Scott and Marc, the owner of Atlas, was July 2012. We completed purchase of a penthouse condo in Beacon Hill the end of January 2013. Without Scott's diligence, it would never have happened. Although we have owned multiple houses, this was our first condo, our first property in the Boston area, and we were buying remotely from more than 1500 miles away.
Only after the owner accepted our offer did we learn that he had multiple state and federal tax liens on the property, totaling a significant fraction of the purchase price. This dramatically increased the complexity of the purchase. In addition, unfortunately, the owner was initially reluctant to be fully open with his own realtor and real estate lawyer, much less us. This further added to the challenges Scott faced. He took the initiative to contact a tax lawyer that educated us on buying property with tax liens. He worked closely with the real estate lawyer that my wife and I selected, who also had experience with tax liens. It certainly appeared, from my perspective, that Scott understood the tax lien related challenges of this condo purchase better than the owner's realtor, who was an experienced professional with one of the larger firms in the area. She actually called him for updates.
Late in the process, we learned that the owner was actually personally negotiating a "short sale" with the IRS. This added to the complexity of what was already a complex deal. Scott remained diligent throughout the two delays in closing, maintaining his optimism and ensuring all key participants, including the owner's realtor, were constantly updated.
We cannot thank Scott enough for helping us acquire a condo we really like. In the process my wife and I developed a new friend, who is continuing to help us with our new condo. Meeting Scott Farrell and Atlas Properties was a bit like signing up for an online dating service.

My husband, two grown daughters, and I are from Wellesley. Our oldest daughter, Kat, was looking to buy a condo in Boston. Although we know at least 100 real estate agents from Wellesley who were dying to get our business, we really wanted an agent who intimately knew the South End and Back Bay. No fix ups or friend of friend here: we went right to the Internet to find someone who matched our needs. After reading lots and lots of reviews, we called Scott. Amazing.
First off, we called on a Friday afternoon and Scott met us Saturday morning. No games. Although we are from the Boston area, and knew the suburbs well, we had lost track of what was happening in the city. Our first choice was the South End. He took us to three or four open houses and private appointments that first day. He listened to what our needs were and showed us things that exactly fit our criteria. He also drove us around and explained to us the various neighborhoods within the South End. Our heads were spinning. He ended the day with, “ Lots to think about. This is a process. It will take a while until we find a place that speaks to you.” In other words, he was willing to put in the time to make the relationship work and to gain our trust. We left his Mercedes thinking, “ Now this man is someone special.”
We had several more “dates,” with Scott, all great, but still not finding the right place. Even when we said we would go to Open Houses, he was right by our side helping us sort things out. Finally he opened the door to a property that did speak to us. Kat had found her home. Surprisingly it is in the Back Bay. We had to get the South End thing out of our system and he patiently waited until we were ready. Even after the papers were signed Scott’s still with us, helping with renovations and friendly advise. He was not a one-night stand.
So, it is possible to find the perfect match and now we can share him with the world. Scott Farrell. Atlas Properties. Amazing.
Bought a Condo home in 2012 for approximately $375K in South Boston, South Boston, MA.
I had a wonderful time finding my first home (condo in Southie) with Scott. He was very responsive. He drove the process of getting me out to see listings and took note of my likes and dislikes at each listing we toured together. I wanted to move quickly and he met with me a few times a week for showings.
After a few showings, he understood my price range and condo "must-haves" well and was able to show me the perfect place. (He found the listing online on the day it was posted, which is a day earlier than non-agents can see the posting and got me in to see it in just a few hours after it posted.) We decided to put in an offer and Scott took care of successfully negotiating with the selling agent so that I could get my dream place at the price I valued it for.
In such a hot market like Boston where home inventory moves quickly and often over asking price, having a super responsive agent who knows how to negotiate is what you need and you'll find that in Scott. Good luck with your hunt!

Scott helped us sell our 2bd condo in Back Bay and did an amazing job. We couldn’t have been more pleased with the level of service or the outcome. Scott, Marc, and the Atlas team did a great job of helping us prep and stage the apartment. The have a great eye for how best to present the property and the place looked so amazing that I was almost ready to move back in!
Scott was also very responsive throughout the whole process. He does a great job making himself available at any time of day and via your medium of choice – text, email, phone, etc. Scott’s enthusiasm for his work is evident from the moment you step in a room with him, which gives you confidence that he is going to work hard to get you the best deal possible.

We used Scott Farrell from Atlas Properties for the sale of our condo in Boston, and we are SO glad we did!! From Day 1, we were really impressed by Scott's energy, enthusiasm, and responsiveness.
