Hail, hail, the gang's all here.  Good to see Pasadenan and hpvanc, too.  It's been a while.I'm siding with Kary on most of the liability aversion here.  So here's how an agent could answer this OP's question, being informative and still not getting into trouble:"In the Seattle market, the most common commission rates that I see currently on listings are around 3% on the buyer side and 3% on the seller side, but I also see a wide range of other commission structures on current listings, and it's always negotiable.  Looking at Olympia's current current market, the most common structure seems to be 2.5% on the seller side and 2.5% on the buyer side, but again this is just the most common commission rate right now, and there are lots of other commission rates being offered by brokers/agents in both of these markets.  So, there really is no 'typical' commission, as they're varied not only by regional markets but also within those markets."I really hope MaryCugini from 2010 already bought a home in Issaquah.

LOL, this is a 2010 post--Dunes, that's probably the last time we chatted!  Apparently in the last 4 yrs agents haven't learned that there is NO "standard" commission rate.  Enjoy the entertainment.

You'd be committing fraud against the bank that is taking a loss on the property.  Not a good idea.

Is a Short Sale Right for You?

Short sales, in general, are very slow.  I've closed them in 60 days, but it's usually 4-5 months and up to 2 years (Bank of America and Chase, thank you).There are tax and debt implications after the short sale, which is why you need to consult an attorney and a CPA.

Stockwave,I haven't seen 125% refinance mortgages in over 5 years.  I don't believe they're coming back.
