P.S. The price is important because they will be paying cash and have a set budget for their future home. Thanks again.

Winder
Love the community of Winder/Statham. Hate the traffic congestion of the town of Winder! I am not sure about the schools. They seem to not have an excellent reputation but I think that is a perceived image rather than a true one.

My new favorite neutral is a mushroom color with a satin finish. It has different names with different brands. I like Behr paint.

Crying Builders....

Response
Yes, builders and developers make a good living but they have enormous expenses and risks. The developer who bought our property for developing sunk over $50,000 in it just to get their sewer reports and hookups set up and the other land inspections, getting the rezoning approved over the complaints of nosy neighbors, all on his dime and at his risk. After the property closed the market crashed and he is sitting on 35 acres that cannot be developed at this time and he is paying interest on over 1.3 million dollars. They can and do hit hard times. I wouldn't do it for any amount of money, much too stressful.

Thinking of dropping price . . . again

Response
I'm still choking over a 1450 SF home listed for for over $900,000. ARGGHH!! What's that all about? I am in an area where a house that small goes for $140 or much less.

Home Depot

lLowes was a nightmare for us when it came to installing carpeting in a former house. The first guy measured wrong and when they brought the carpet out (finally) it was 1 foot too short for one room and the carpet for the other room was backordered. So the first visit we had our old carpet ripped out and had a bare floor for 2 weeks while waiting for another bolt of that particular carpet to come in. The workmen were immigrants and we could not communicate well. They finished installing the living room but did not install the carpet in the foyer as planned. It was a comedy of errors. On another occasion, HD, on the other hand, came out, measured, two days later had a beautiful carpet job done (another house). So, I guess it is luck of the draw. At this point I tend to find local contractors and forget the middle man and save some money in the process.

Sunrooms
Does anyone have experience with Four Seasons sunroom builders? We are "thinking" of adding a large sunroom to the back of our house and the cost is pretty high and I am wondering if their sunrooms are worth the difference in price from a smaller company? Of course the advertising and the salespeople say it is, but I don't know. I don't want to cook during the hot southern summers and want it to be a real 4-season room addition.
