As realtors, we always provide a good calculator to estimate closing costs.  Once you find a home you are interested in purchasing, we can give all the pertinent information to your lender and they can calculate the costs more accurately.

I wouldn't shy away (especially at 6%).  Still, how much experience do you have in dealing with real estate transactions?  Besides the marketing of your home, helping you through that process is another major aspect of what we do for clients.

Can I sell my house with no garage?

Hi Lisa,Does your neighborhood have other houses without garages?  I'd say that looking at your competition first might be a key determining factor.  While garages are important to many buyers, there are plenty of homes in Richmond that don't have them.  Do you have a storage shed?  Working with buyers, I've run into this concern plenty of times and as long as your home stacks up nicely among the competition and is priced accordingly without having a garage, then you'll probably be okay.  I've had clients looking at homes with or without and have had several choose the one without based on other features.  I had one recently, where they really wanted to have a garage but couldn't find anything nice enough in their price range, so they ended up buying a house without and built a very large storage shed on site (for much less than $10K).Good luck!Chris

Better to rent or buy in wilmington nc?

Not sure of the market conditions there, but Wilmington is a lovely place!  I don't think either would be a bad decision.  I would see what works best financially for you and go from there.

Better to lease or sell?

That's a tough one.  I would say given your situation, you are better off renting for the time being until you are able to sell the house for a profit.  Unfortunatelty, these cases occur a lot and ultimately you'll figure out yourself what will work best - just weigh all the pros and cons and see what makes the most sense financially.
