Is Zillow really charging 9.95 to post a listing? How do you feel about that?

Answer
NO WAY!!! Not only does this unfairly hurt smaller agents where as stated earlier $10.00 may be a portion of their budget in this economy for advertising. It also unfairly favors larger firms that go with the automated feeds. This forum is a place to allow users to have fair interaction with experts in this field and in return we experts got the benefit of advertisements here on a somewhat recognizable RE website. Obviously the folks who mod and run this site are no longer interested in providing users with expert insight and rewarding the experts to do this. I know there has been a strong push by Zillow to get ad dollars from us agents and I'm sure brokerages to advertise here which is a choice without sacrificing it functionality to agents and users. Now I see a new Zillow, where agents who are willing and able true Fiduciaries and not just functionary agents, will no long contribute. This unfairly bias's the site towards agents and brokerages with larger budgets, more techies and once again disadvantages the non agent users of this site and smaller brokerages and agents.Thank you Zillow for making these economic times more rewarding for those who are or have struggled. Good luck to all the Realtors that may be in between sales or in a struggling market. Good luck to all the users of this site who will no longer get the cream of the crop, the aggressive go getter, the alturistic Realtor who likes to share their knowledge.Instead welcome to the new Kelly blue book of home sites! On a side note while each of these transactions can potentially net us thousands of dollars, we Realtors don't share with the public the ones that cost us money for all the marketing then it sits and sits and sits....so we spend more of our money to market the property (which is why you contract with us in the first place). Yet in the end the homeowner pulls the listing and we are out that money with no return. Or all the additional expenses to actually hold our license in our respective states. Or the cost of marketing ourselves to the public.........So free forums to hopefully drive E Commerce are a HUGE plus for us. All we needed to do was contribute to the online community which is fun. Now it is all just one more expense to incure.

an agent changes company's from coldwell banker to oregon realty how do we change that

Answer
She needs to go into her own profile and update the company which she is currently with. Also the listing should only be rebranded with the new realty company if the principal broker from Coldwell has released the listing WITH the agent.

How can I sell my home in a bad location?

Answer
Don't believe the hype about location, location, location! Location is part of the equation. What you primarily need to focus on is staging and presentation. Feel free to contact me through my link to discuss this further and good luck.

How do I find information about foreclosure auctions in my area?

Answer
Something to be very wary of with foreclosed properties also is that when you buy them you get the property in "as is" condition. One of the toughest things to deal with on the banks side is the abandonment and destruction of the homes interior due to the foreclosure. I have personally been in more than one home that has been stripped of appliances, door knobs, light fixtures, you name it. So be cautious also when diving into the foreclosed properties and as Tim said do your DUE DILIGENCE!

3430 Cascade Terrace Zestimate is to low. Appraisal done Jun 2007 says it should be higher.

Answer
It's important to keep in mind that an appraisal done 2 years ago or even a year ago does not accurately reflect the "Market Price" of your home. Most appraisals are for the replacement value of your home and what it would cost to do so now. Also with the current economy and housing market most homes have shrunk in market value since being purchased. This is simply the reality of market equilibrium at play.

Hi - how to correct the figure on the recently sold info on our house? Date right, figure wrong!

Answer
The sale price on the home is based on the most recent recorded amount from county records so if they bought at a lower price then it will reflect that regardless.
