I use postlets as well as my own website to syndicate I hope postlets stays free. That is my concern, that we get hooked on the free thing than they start charging for it, and we still need it for our business so we must pay for it ughhh. They are very smart!!!!
http://www.greatschools.org ranks the schools and is the site I tell my clients about....
I think that buyers and sellers rely on Zillow a bit too much for data. It is not always our reality as far as statistics. I hate having to tell a potential client that their home can not sell for a certain price even though Zillow said it could and would. It makes my job harder, but I have accepted Zillow as part of the buyer/seller agenda. Now I have started using it promote my listings, because it is important to me to get my sellers homes in front of as many potential buyers as possible. Trulia is being pushed heavily through my company but I feel that Zillow is more user friendly and Trulia does not seem to have as many visitors as Zillow. In my opinion!!! :)
So many problems would be solved for our clients if we all listened and heard what our clients want and answered our phones on a consistant basis. Very simple.
I have had issues with this as well with my listings that have sold. I have posted them as sold and tried to get them off of my webpage as sold. I have logged on a few days later and the listing is still there. I have had to do it multiple times and once contact zillow. So it may just be a site issue.
I have agents in my office that require a $500.00 retainer fee that they keep on top of commision, to show a client any house. I do not think I ever would do this but, I also will show houses to a buyer even if I know they will not be ready for a year. I think some people need to look at several before getting a feel of it, and the criteria can change throughout the process. If a buyer is willing to pay it, more power to the agent....
No you are not obligated to use the realtor unless you signed a buyer broker agreeement. Yet the IMO not the best idea to do it on your own, because you need the negotiator on your side working for you. A FSBO is trying to sell their home no matter what. If you need any help, feel free to call or text me. You may need to look at comps to make sure it is the right home value. You may need copies of the contracts and disclosures to make sure and cover yourselves.....
Unfortunatley TOO many people rely in zillow for information. It is not exact. Only the current comps that realtors and appraisers can pull will decide the actual worth of the home. I know zillow makes people happy, but I would never use it value a home!!!!
I am sorry Sharon. In this time of the website sells the house, we all have to go through a list of places to put pics, and information. Sometimes the realtor does not do it out of laziness or just not remembering. I understand your frustration with a realtor that does not seem to be doing anything. Good Luck!!!
so your reccomendation is to follow through with a foreclosure. Is that what you are telling your clients???
