Bought a Single Family home in 2014 for approximately $125K in Bevo Mill, Saint Louis, MO.

IF YOU'RE SERIOUS ABOUT FINDING THE PERFECT BUYER'S AGENT, YOU'LL READ THIS ALL THE WAY THROUGH. IF YOU WANT A HALFWAY AGENT, DON'T READ THIS.

Not unlike yourself(selves), we were potential home buyers using Zillow to find the perfect buyer's agent. We were first-time home buyers in our 20s, and none of our other friends had purchased homes yet, so we really didn't have any personal recommendations to even find a lead for a good buyer's agent. My significant other and I are the type of people that read 40 or 50 reviews for a $25 product before purchasing it on Amazon, so you can imagine the energy we put into finding the perfect buyer's agent. We scrolled through dozens (probably well over 100) of agent profiles on Zillow, reading reviews and finding what information we could about potential candidates online. After a week of thorough research, we had narrowed our list to 3-4 candidates that we decided to call. We called and talked to all of them, but Shannon definitely stood out. All of the agents had several reviews about helping first-time home buyers, which was important to us, but they had very different personalities. One was pushy and the others were fine but didn't really stand out. Shannon was responsive (first one to call me back), kind and answered all of my questions honestly and directly. Shannon didn't tell us what she thought we wanted to hear; she told the truth. We talked it over, and decided to put our trust in Shannon. Being the researchers we are, we used Zillow and other websites so that we already knew which houses we wanted to look at right away (though Shannon does have an online portal that complimented these other sites). Shannon was there to hit the ground running with us. During the searching phase, Shannon was mainly there to let us into houses and offer opinions when asked. We knew mostly what we were looking for, so she was always patient and never tried to push us one direction or the other. She was always there to answer questions, but she never pressured us. After not too long, we found a good house for us and entered the contract phase. It soon became clear that the seller was absolutely broke and the house needed way more work than we were willing to put in. After trying to work with the seller (who really wouldn't fix anything), we ended up backing out of the contract. Shannon was fully supportive of this decision and never pressured us one way or the other. She continued to offer help and guidance while letting us make our own decisions. After we backed out of the contract, Shannon hit the ground running with us again. We went through the whole searching phase again, and ended up finding one that was by everyone's opinion MUCH better than the first one, for just a small amount more. Thus, we were under contract again. Here's where Shannon really shined. To be perfectly honest, going into this I thought that Shannon's negotiation skills would be the big question mark. We were primarily looking for an agent who wouldn't screw us; having someone that was honest, respectful and responsive was much more important to us than someone who might save us $1,000 in negotiations. I got to say, Shannon's negotiation skills were AMAZING. The seller's agent is apparently notorious in the business for being rude, raunchy and ruthless (this info came from our lender who had been in deals with the seller's agent many times before). The seller's agent's Zillow reviews even speak to his sleaziness. Despite all of this, Shannon helped us make sure we got everything we wanted and that everything was done to our satisfaction. We pretty much asked for everything that came up in the inspection, and we got it all. Several times while we were under contract, the seller's agent (perhaps realizing that he didn't get the most out of the deal) tried to do force us into altering the contract or doing things halfway, but Shannon made him stick to every single letter in the contract. Our lender, having worked with the seller's agent many times and never having worked with Shannon, even told us that he's seen this seller's agent do that to many people (change contracts, being sleazy, etc.) and he said most buyer's agents eventually give in at least somewhat. He was impressed that Shannon stuck to her guns throughout the process. Shannon was responsive to all our questions throughout the process. She answered phone calls/texts/emails very quickly and was always patient with us first-timers. She was always doing stuff in the background to make things easier for us. Several times, she would solve crises before we even knew they happened. Most of you will have never made it to the bottom of this review, but if you read this all the way through, then you are probably the thorough-researcher type that would really benefit from using an honest, patient, and responsive agent who will negotiate her butt off to make sure you're absolutely happy with every detail of the deal. Sold a home in 2014 in Lindenwood Park, Saint Louis, MO 63109.

Shannon made suggestions to improve the appearance of the home and the best part is that they were non costly! The thing I liked most about working with Shannon was her attention to detail. She was right on top of things throughout the entire sale. As a result it was a stress free process. I'd recommend Shannon in a heartbeat. She did an excellent job for us.  More Less
