Shannon is very good at enticing you with words when she is trying to convert the lead into a sale. She really likes to sell you a house in either Lakes and Streams or Rapids. She works in conjunction with Welsh builders to create a custom home if you do not like any existing homes. PLEASE BEWARE !!! This is where Shannon and the builder like to say all the right things to get you sign a contract to the build the house. The house specification is carefully written to give an advantage to the builder. Also, once you are leaning towards building the home, Shannon is no longer your agent. She is supposed to act an dual agent and assist the buyer in negotiation, but there you are completely blind-sided. The best SALES PITCH i have heard was that the builder can build you a house in 80-120 days, worst lie i have ever heard. If you do not stay on top of your building process, watch out... all the changes and/or cost associated to get the house right is going to moved to the buyer. PLEASE DO YOUR RESEARCH, there are other builders and/or realtor, if you want to build a house.
I am sorry building a Custom Home for this Client did not work out. I do like selling homes in Lakes and Streams, & in The Rapids. Both are really nice neighborhoods. Unfortunately, the amount of time to build a home has increased due to increased construction in our market. Many Home Builders are having a difficult time scheduling sub-contractors on a timely basis because of all the increased job opportunities sub-contractors receive. However, I dispute the remaining statements Mr. Patel made. A "Spec Sheet" in the contract itemizes finishes for the home. It protects BOTH builder & buyer. Mr. Patel made upgrades to the home but refused to pay for any portion of them. He was also slow to make finish decisions which increased the delays in building. I continued to represent him through the process. In fact, I negotiated for termination of the contract without penalty & for him to receive a full refund of a "non-refundable" deposit.
