We listed our house with Sotheby's in the first week of April and closed escrow on June 15th. We received a $131,000 premium to the recent selling price of a house on our street that had an identical floor plan. To be fair over the past 20 years we upgraded many aspects of our house, however we believe that a significant portion of that premium was a function of the skills of our realtor, Sharon Katouli. We did not have a pre-existing relationship with Sharon; we met her at a Laguna Beach open house some four years earlier. Over the years she continued to update us on market conditions in an unobtrusive fashion and she was just one of many realtors we invited to our home to discuss current conditions and marketing strategy. We chose to list our home with Sharon based on her knowledge, communication skills, and professionalism.
This was not to going to be an easy listing. We had temporarily relocated to San Francisco which would make the logistics of staging, minor repairs, and inspections challenging. Sharon had no reservations about stepping up as point person to manage all of those logistics. In addition she knew that we were in a position to hold on to the house and wait for improved market conditions. Yet that did not seem to deter her enthusiasm. In sixty days, we had numerous offers, back up offers, and opened escrow three times. All three escrow selling prices were within $5,000, which reassured us that we had uncovered a valid market price for our home. I suspect once the word circulates around our development of the selling price, Sharon will be getting a number of calls and we are happy to be references for her.
It is unclear if long term we will remain in Northern California, but you can be sure that if we decide to move back south we will place one of our first calls to Sharon, to get her started on finding us a new home.
