Check the sales contract for wording such as the following: 2) TREATMENTS, Repairs , Replacements and Reviews.  Buyer or Buyer's Broker, if applicable, within 24 hours afterexpiration of the time period referenced in Paragraph 7A of the Contract, shall deliver to Seller, in care of the Seller's Broker, ifapplicable, a copy of all written reports obtained by Buyer, if any, pertaining to the Property and Buyer shall select one of the following:You may a right to the report

how long after the inpection takes place does the buyer have to make a decision?

Here is an excerpt from the contract used in Oklahoma: 7. INVESTIGATIONS, INSPECTIONS and REVIEWS. A. Buyer shall have ____________ days (10 days if left blank) after the Time Reference Date to complete any investigations,inspections, and reviews. Seller shall have water, gas and electricity turned on and serving the Property for Buyer'sinspections, and through the date of possession or Closing, whichever occurs first. If required by ordinance, Seller, orSeller's Broker, if applicable, shall deliver to Buyer, in care of Buyer's Broker, if applicable, within five (5) days after theTime Reference Date any written notices affecting the Property.I know this is not part of the original question but this has been brought up. What happens if you can't agree to a resolution of inspection items?

In Oklahoma you have 10 days normally to conduct inspections after the offer has been excepted. Then by contract "in the sole opinion of the buyer, results of investigations......., the buyer may cancel the contract.Can you share with us the main item found in the inspection that was of concern? Just curious.......

Inspection Report Resale

Eric, you can always try to sell anything. In Oklahoma like other states you have to be licensed to sell your services as a Home Inspector. I don't think the law makers ever dreamed that a home owner would do his own report and then sell it.I think the obvious reason is what chicken is going to believe the fox when he say's the hen house is completely sealed off, come on in and raise your family here.But I am and I think we all our assuming you are talking about making a report on your own house that you are trying to sell. If it's not your home then you are asking about being a Home Inspector. Even if a home inspector could contact multiple buyers who are trying to buy the same house you still would only be able to say that this report reflects the condition of the home 14, 30, or 45 days ago.Good luck trying but be sure you are not practicing without a license.

Reroof advise? Before list for sale?

If you know you are going to sell and the roof has no current failures (leaks) why would you spend money you don't have to and you know you will not get a full return on your investment?Set the money aside until one of two things happens, 1) the roof begins to leak, 2) you have a contract to sell and the buyer wants some concessions on the price to get a new roof.Best of luck

What is the best way to find a real estate agent who specializes in "fixers" or "as is" houses?

Ask your realtor find you listings that have a low, maybe even less than half the average $ per sq ft listing price.The last fixer upper I bought was $37.87 per sq ft, the average was closer to $90 per sq ft.Best of luck

do I have to let the buyers out of a signed purchase agreement?

In Oklahoma you have 10 days normally to conduct inspections after the offer has been excepted. Hire a Home Inspector to find out the condition of the systems and components of the house. Then you will decide if there is anything out of ordinary and by contract "in the sole opinion of the buyer, results of investigations......., the buyer may cancel the contract."What was the reason given by the buyers to cancel the contract?
