Fellow Realtors/ Attorneys *Please be Aware of this Email Fraud Scam from China*

Is happening to me now bit different name. New too good to ne true but couldn't figure out what the scam was. Don't see how anyone would reimburse without clearing first but thanks so much for the info! Everything you said is happening exactly. He was in area last year. Knows wants to live there. Wants to buy based on pics only and close in mid April when he arrives. Wants me to select attorney to hold the funds. Refuses to wire to title co. Wants his stock broker to deliver to atty I select for him. Been going round and round explaining none if that is necesar and seller won are to it anyway. He is more worried about getting the money to me this way than getting the house under contract. So glad I found this because I knew 1 percent chance this was legit and frustrated had to keep going thru all the work dealing with it. And his bank statements looks so fake! I was going to call that bank for verification tomorrow. Should I call the fbi?

How to quickly sell house in need of repairs

Answer

I agree with Leila. Well said.  I'm in Missouri but all applies. It's so true that you will lose more by not putting the dollars in than you would if you put them in.  So say you need to spend $10,000 to get the $120,000 market value.  It hurts to come up with the $10,000 but if you don't do it you will probably only get $90,000 (or less). If a buyer has to go through the headache of dealing with issues after a purchase, they want to make sure it's worth their while.  Also, buyers typically have just enough for their down payment. When they realize they need to come up with $10,000, it overwhelms them. I understand sometimes seller's don't have a choice but to deep discount their home.  And yes, make sure you disclose everything!  Hope this helps you!  Good luck!
