Reuben, that's crazy to think putting a house on the MLS is going to remain un-noticed. It is seen by thousand of people and most like uploaded to every major real estate website via Listhub or some others. FSBO does none of that. Add the commission above the selling price if it's that big of a deal to have a realtor sell your home and pay a commission. You have the most protection using an agent that knows what they are doing.
No, You have to hire an agent in order to take advantage of the mls.You will have much more activity on your home if your house is on the mls which means you may make more money.
Most sites you go on will have the same incorrect information. All the real estate sites pull from the same sources.

Well first of all you can't be current on your mortgage if you are doing a short sale, maybe two years ago you could, but not anymore. Fannie mae guideline is 3 years for short sale or forclosure and 2 years for VA. We just did a VA purchase in Sept. on a couple that we had short sold 2 years ago. I will say this, there aren' t a hole lot of lenders that will do it at the 2 year mark, but there are some.
You could be kicked out in a matter of days or if the bank takes it back you may get 30 days, you just never know.

I agree designation means nothing. Half the agents with the CDPE designation have never done a short sale. Let an accountant or attorney give them their blessings to move forward with the short sale and let them take on the liability. Remember we're just realtors anything other listing and showing a house for sale is outside of our realm of expertise. Also make sure you only post pictures that were taken by a photographer because taking pictures is outside of our realm of expertise because we're not photographer, one other thing that post and sign out in front of the home you sell, make sure you use a licensed contractor erect that because if that thing falls down you got some serious issues to deal with. I guess the easiest thing to do is just stop selling homes and find a new career.
