It does not matter if foreclosures are used as comps since there are no foreclosures in Alpine NJ. Homes double every year in Alpine, NJ.

I saw a meth lab in Alpine, NJ yesterday. There were no cops since the rap singer who owns the house paid them all off.

You can't buy in Alpine for 37% under list. You have to bid 37% over list.
