It sounds like pretty soon everybody in Phoenix is going to be in foreclosure since that is the only thing you ever mention abotu Phoenix Rob: foreclosures.  Doesn't Phoenix have any other notable highlights, besides their skyrocketing foreclosures and plummeting house prices?  I think Alpine went to the University of Phoenix, so maybe he can share some insights for us!

"I have absolutely no clue what I should be looking at or for in telling the quality and condition of the home" Jump up and down a few times.  If you don't fall into the basement, then the house is built well.

Pay very close attention to the pumbing.  Certains sellers, especially in Alpine, New Jersey, have been known to paint over water damage to conceal the leaking pipes that are behind the wall so that they do not have to hire a plumber to fix them.

Save the Renters: Greedy Lanldords Evicting More Tenants!!!!
City evictions, possessions reach highest level in 10 yearsBy Adam PincusEvictions and possessions hit a 10-year high, according to new figures reported in an annual housing survey by the New York City Rent Guidelines Board. The numbers do not appear to be driven up by the city's wave of foreclosures, but by an increase in city marshals, who enforce evictions, said Ken Kelly, executive director of the New York City Marshals Association.Dave Hanzel, policy director for the advocacy group Association for Neighborhood and Housing Development, said the increase in evictions could be tied to aggressive landlords seeking higher rents."We are troubled but not surprised as tenants across the city have reported an increase in frivolous lawsuits that seek to push them out of their low-rent apartments," he said. The numbers, compiled by the Bureau of City Marshals, have risen steadily over the past three years from 21,945 in 2005 to 24,696 in 2007. They last topped 24,000 in 1997.Kelly said the city now has 43 marshals, up from about 30 several years ago.As the subprime mortgage crisis rolls on, foreclosures will lead to more evictions, he said, as they wind their way through the legal pipeline."I think it is very conceivable given the current environment that there will be more and more evictions, because the foreclosure process can take a year or more," Kelly said.

"Can anyone on here think of a bigger disinsentive to investment in housing, than government meddling in the rental market?" Government meddling in the home sales market?

subwayvigilante: You have bene Punkd!
That is right, I AM ALPINE.  Seriosuly, I am.  I know I said I was going to be leaving, but after I left and dedicded to lurk, I saw that you were being a real A Hole and accusing nearly a dozn people of being me, even though they were not.  So to have some fun and throw you off your game, I deided to re-surface.  At first I was unable to think of a unique user name to prevent you from knowing that I was Alpine, so I decided that the best way to conceal my identity was to make it REALLY OBVIVOUS and include "Alpine, NJ" right there in my user name.  And you never suspected a thing!!!  HA!  The joke is on you subway, since I obvivously had you fooled the entire time!!!! Now that my mission has been accomplished, I will be departing.  Good day!
