We used Phil to help sell our home in West Roxbury in May 2014. The house sold and closed within 60 days. Yes the market is hot but it was Phil's negotiating skills that made the process a huge success for us.
We were extremely pleased with Phil's overall style and strategies. He is calm and honest throughout the process. No bologna with this guy. He is straightforward and doesn't waste a lot of time with an obnoxious sales pitch. He charges 3% commission when the others want 5%.....to do the exact same thing.

We were contacted by Phil after initial attempts to sell our condo without a broker proved fruitless. This was partly because we had it priced too high, and partly because of timing. It was difficult to determine the right price for our condo, because their were very few similar properties in our immediate neighborhood, and many much more higher priced properties just a few miles away (but in much hipper neighborhoods).
Rather than a dramatic price drop, we took the price down a bit at a time, but Phil and his associated continued to host open houses every other week through the whole period.
It took about 6 months (September to March) to finally get an offer, but when we did, we got 4 offers in 3 days. Phil was able to get us a significantly higher offer because of this.
Phil always responded promptly to emails and phone calls, and made sure to let us know about any responsibilities we would have. Phil dealt with the buyer's inspection and the fire inspection, and helped walk us through the repairs we needed when we drew the short straw and our fire inspector insisted our smoke detectors had to be hard-wired instead of battery operated.
Best of all, Phil's commission is considerably less than most brokers - only 3%. And he and his crew earned every penny.
My one complaint - it would have been nice if they'd done some of the price research a bit earlier in the game.
We needed to sell fast. So I called Phil after I received my new job.
Our house sold faster than I thought.
