Based on the information provided by the Georgia Real Estate Commission website, Georgia and Florida do not enjoy full reciprocity. "Since Florida does not grant full reciprocity to Georgia licensees, Georgia law requires that the Commission impose on applicants from Florida requirements which are substantially equivalent to the requirements which Florida imposes on Georgia licensees seeking nonresident licensure. http://www.grec.state.ga.us/PDFS/RealEstate/GRECRequirements.pdfA. Can I get pre-approved for a mortgage pending an interstate relocation?

You can apply for pre-approval for a home in Georgia.  A bank will typically look at your debt-to-income ratio, the loan to value of the home you are seeking and if, during your time attending school, will you be receiving an income stream to support the mortgage amount on the home you are interested in.  These are a few of the parameters a lender will look at.  Another option given the market we are in would be a lease to own or purchase contract as there are many motivated sellers in the market today.

There are a few determining factors in setting an agreed upon commission between seller and listing agent.  There are determining factors in setting the commission.. is the property commercial, residential/development, rural.. is the seller setting a 'motivated price'.  A listing agent can bring an interested buyer to the property but must disclose that he is either a dual agent representing both seller & buyer in states where this is allowed or disclose his sole representation is to the seller.  The commission typically remains the same whether split with another agent or if the property is sold by the listing agents single efforts.
