Zestimates should be changed to "Overestimate"...

I think Zillow may lag the real world by many months. It doesn't help that as of now they have gone 5 weeks without updating.

"A. the only reason this war is so difficult is because this Country has aquired so many liberals, anti Christ's and fence riders that there is no way for the US to ever fight another war in such a way that we will win. I think it's important to maintain a low profile when dealing with an AZ real estate agent with apparently way too much time on his hands. You might be going a little crazy... I want to stay very very far away. You can however aDDress me as Spleng!

Why it's a great time to wait and NOT buy

Reply
Yeah the house price bottom is a ways out, and it will vary per region. I think a good average for the bottom is about 4 years away. Some places in Florida, Central California Valley, and other super crash zones will bottom sooner. Some "special" places will bottom later. But bottom they all will, back to 3 - 5 times income of the area. Or cost to rent/ cost to own being roughly equal. Of course you will need to bring 20% down to buy as banks will have "learned" there lesson AGAIN, until they forget it AGAIN.

I don't know Florida very well. Its a big place so I'm sure there are some "special" places that will take the long slow road. However I wish you swift justice in your area K101.

Kary arguing about that graph is a truly fine example illustrating the quote:"You cannot get a man to understand something when his salary depends upon him not understanding it."

It will be a good time to buy a house when:
Dern my polls never show up :) so...It will be a good time to buy a house when:1. Price to own = price to rent.2. Prices are 3 - 5 x local yearly income.*3. Prices return to pre bubble levels '99 - '01.4. Any of the above!*Wide variance to account for "special" vs "non special" areas.
