You should contact a seasoned lender for great advice in preparing to purchase a home. Also, you do need to show proof of making rental payments for a year (I think, don't quote me) to help when your score is low but you may qualify now. Check with a professional in that field. I do a lot of marketing via internet and work behind the scenes to get buyers in the home. Sorry that you did not get what you expected from your agent. All agents are different and everyone has different style and that agent may not have been the right fit for you but they did complete the job and got it done for you and you should be thankful that the house sold without a hitch.
The bank has a Broker's Price Opinion (BPO) performed and prices the home close to market price if not right at market price. You can try to propose a lower price and if it is rejected the bank may counter. If there are other offers on the table you could lose out if you are not paying attention to what the listing agent has as far as offers on the table.
