Bought a Single Family home in 2013 for approximately $150K in Kingston, NY.
As a first time home buyer in a new city, I was very fortunate to have found Steve Hubbard. He was supportive through the negotiation process, provided valuable information about the area, and insisted upon improvements from the seller event he though the contract was executed "as is". He went above and beyond his responsibilities as an agent.

Bought a Single Family home in 2013 in Saugerties, NY.
I want to thank Steve for guiding my wife and I through our first home buying experience. We have been working with Steve since August '12, and in that time we've experienced our share of ups and downs but Steve was patient and responsive to all of our needs during the process. When the first house we were looking at fell through (due to financing) my wife and I continued searching and with Steve's help eventually found the house that we're living in today!
Steve was a TREMENDOUSLY VALUABLE RESOURCE!! He recommended the bank that we're financing from, he helped out with our inspection and home repairs, and at our closing he took charge right then and there and called up Naccarato's Insurance in Saugerties and secured us affordable insurace!!
In addition my wife and I always felt like Steve's top priority. He would answer and return all of our calls, and never hesitated to adjust an appointment to better fit our schedule. If your looking to buy a home in Saugerties or the surrounding area, I would HIGHLY RECOMMEND USING STEVE AS YOUR REALTOR. He's knowledgable, personable, and professional!!

Bought a Multiple Occupancy home in 2008 for approximately $175K in Athens, NY.
As a first time buyer Steve's extensive knowledge of the area and unending patience helped me find the perfect home. I think we looked at a dozen or more places and when he and I walked into the last one - we both knew it. And he didn't stop there. He was available to answer all my questions throughout the closing process - and I had many. Steve is professional and caring and an expert in his field. Property manage a Multi Family home in Kingston, NY.
I have been dealing with real estate brokers for over 40 years and Steve Hubbard is the best of them all.
He is extremely knowledgeable about his area in particular and real estate in general. He is willing and anxious to got he extra mile to insure a smooth negotiation and purchase/sale. He will, unasked, to do anything he feels necessary to make sure that his clients are represented to the best of his ability.
I live 2000 miles from my property and, while we await a sale, Steve manages the house and tenants seeing that it is maintained properly and dealing with any problems that may arise.
There are many times that Steve, unasked, will take care of problems before I am made aware of them -- This he considers just to be part of his job of being a good realtor.
You could do no better than work with Steve Hubbard.

I have sold Real Estate and know the commitment it takes to be a success. It requires tons of time patience and knowledge. Steve Hubbard had all of that for us.
Before I hired Steve Hubbard Real Estate Services, I had my property listed with another Real Estate Agency. Things happened that were not in my best interest. I made the decision to seek out another agency, and a friend suggested Steve Hubbard. . After a brief conversation with Steve I was certain I had made the right decision to hire him.
From the very beginning of the listing I found Steve to be honest, hard working and conscientious. Steve always followed through with everything he said he was going to do. Deciding on Steve to help me sell my property was an excellent decision. I have never met anyone as hard working as Steve Hubbard, and I would recommend the services of Steve Hubbard Real Estate Services and his staff to anyone.

Sold a home in 2012.
Steve Hubbard helped us sell our mother's home after she passed away last year.He navigated through an extremely difficult sale process eventually involving three main lawyers, two states, two accountants, one very picky inspector, an FHA loan, title liens, construction repairs, and other very tough hurdles. In a very lean market he managed to get us a good sale with good humor, tenacity and attention to process. He went far beyond what could ever be expected from a realtor, and I, and my brothers are grateful.

Steve is the most caring and attentive agent I have ever worked with. I lived 2.5 hours away so I wasn't able to check on the house that often. Not only did Steve make sure the house was up to par for any showings but he would go out of his way, driving 45 minutes, to check on the house at other times. He also helped me find renters to help cover the cost of the house while I waited for the right buyer to come along. Anytime a potential buyer did come along, whether day or night, weekday or weekend, he made the time in his schedule to show them the house. I was very motivated to sell and Steve went above and beyond to make a deal happen. You won't find a better agent!!

Steve Hubbard truly took the work out of finding a home for my family. After exhaustive searches and using other realtors, he was a knight in shining armor! He relieved our stress and listened to our specific requests. HE DID NOT WASTE OUR TIME. Steve was always professional and ready to help at the drop of a hat. His knowledge of the process was critical to me as a first time home buyer.
Choosing Steve Hubbard as my realtor was one of the smartest decisions I have made. I put my trust in him completely and it really paid off!

Found a tenant for a home.
We met Steve professionally nearly 15 years ago. We were looking to share our second home and he found us the PERFECT tenants, a couple with a son our son's age, who became our close friends. The arrangement ended some 12 years later when they no longer could use a second home. Then, Steve found us another PERFECT situation which continues to this day. What makes Steve special is the care and dedication he puts into every situation. We had C of O issues. Steve took care of it - for no money. He calls regularly to ask if we need any help with anything. He recognizes potential problems before we know they exist and ensures smooth operation. He is honest and diligent. I wouldn't consider working with anyone else. Over time, Steve has become a friend as well. He's the best.

Steve Hubbard is a terrific realtor and an all-around helluva guy! He guided me through every step of my home purchase in Ulster County, offered expert advice, and made sure the process moved along smoothly. And, as a first-time home buyer, he really took care of me--educated me along the way, made sure I understood the process and considered all of my options. I felt like I was his only client, even though I know that was not the case. And he was great at dealing with all the other people involved.
