Steve was a great person to work with. He helped us understand the entire home buying process. From loan types, offers, inspections, etc. Steve was there to answer questions day or night (and even on vacation)! He has great knowledge of the areas real estate market and does a great job of giving his insight along the way without pushing you to make a decision. We would recommend Steve without a doubt. If you need a loan, Steve is your guy. Steve gave me my first loan several years ago when I bought my first condo in San Francisco. Steve was able to get me a loan when the "big companies" couldn't. Three years ago Steve helped my husband and I buy are dream home in Sebastopol. Last year he helped us refinance our loan for huge savings on our mortgage. We LOVED working with Steve. He was extremely knowledgable and diligent in making our loan go through. We had a bit of an unusual circumstance since i had just cranked up my business and didn't have multiple years of showing enough income from it yet, but i'll be damned if he didn't make happen! It seemed to be a daily battle for a month with the people from the bank, however he stayed positive, thorough and determined to make this happen for us. I've recommended him to several friends looking for a mortgage broker, and had such a great experience with Steve that i will continue to do so! We own a second home that is rented out through a property manager when we're not using it. According to the IRS, we use the home too much to report it as an investment property so it is reported on our taxes as a second home. We attempted to re-finance 2 years ago but were turned down by our lender's underwriter because we showed a small amount of income and they therefore considered the home to be an investment property. We were disappointed but thought there was nothing we could do. And then along came Steve! He doesn't understand the word "can't" and when we called him on a Sunday, he was available and immediately set the wheels in motion to help us lower our interest rate from 5.25% to 4%, representing a $230 monthly savings. We told him up front about our previous second home vs. investment property hurdle (Hurdle #1) and he told he had run into the same situation before but was able to get an "exception letter" and was able to close the loan. We didn't want to pay for an appraisal until we knew the underwriter would be OK with our "second home" status so, through Steve's tenacity, the lender approved the exception and Steve ordered the appraisal. We knew property values had declined from when we put a 20% down payment to now having 10% equity in the home. We wanted to avoid PMI (Hurdle #2) and he said he could make that happen. We were stunned when the appraisal came in showing we lost another 28% value in the home. Instead of requesting a 90% loan, we now needed a 108% loan (Hurdle #3). Not a problem for Steve. He made that happen, too, and still no PMI. Because of the delay in ordering the appraisal, our 30 rate lock was about to expire (Hurdle #4). Steve was successful in getting an extension long enough for us to sign our loan documents and close escrow with the terms Steve originally quoted.

We found Steve on Zillow and the review that caught my attention the most was one that said "You can find lenders who quote low interest rates. The trick is to find a lender who can close the loan with the low interest rate." As it turned out, we found the guy who quoted the low rate and jumped hurdles to get it closed. We are most grateful and appreciate Steve for, as he says, "just doing what he does"!

It was s pleasure working with you in making things happen. I also wanted to point out to others reading this, their loan was a Fannie Mae owned loan so it fell under tha HARP program and that is why PMI wasn't required. Take care and thanks for the kudos.
